The gardens provide a wonderful setting for the house which has a private patio with table and chairs for summer dining. Enjoy the formal gardens to the front with lawns and well-stocked flower borders and the moated gardens, with a bridge to the orchard with a number of mature fruit trees, can be found on the eastern boundary. You can also fish for Rudd or Perch in the lake close to the house. There’s ample parking on the drive and space for you to store bikes in the outbuildings. Ground Floor Kitchen The entrance to Rookyards opens into the sunny kitchen with a large window overlooking the beautifully landscaped garden, equipped with electric oven with four rings, fridge with freezer compartment, microwave and dishwasher. Doors open to the shower room and living/dining room. Family Shower Room Off the kitchen, this is a modern fully tiled shower room with shower cubicle with glass door, WC and washbasin. Living/Dining Room A sunny double aspect room with a door opening to the drive and large window looking out to the manicured gardens - beautiful in the summer months and an open fireplace making it cosy in the winter, with Sky TV to enjoy. Furnishings include a large leather sofa and matching armchair, occasional tables and a farmhouse style table with four dining chairs. To the right of the fireplace is a built in shelf, ideal as a writing area. Doors open from the living room to the kitchen and stairs. First Floor A door from the living/dining room opens directly onto the carpeted stairs leading to a small landing which gives access to both bedrooms and the cloakroom. Outside Rookyards is a beautiful Grade II listed L shaped house that has been sympathetically divided into two homes, surrounded by countryside with an abundance of wildlife including wild rabbits, bats, badgers, muntjac deer and many birds for you to identify. Guests can fish for Rudd and Perch in the pond close to the house and a private area of the extensive garden has been allocated for your use with table and chairs for outside dining, however the owners are also happy for you to wander around almost two acres of their stunning moated gardens and grounds. We do advise that the grounds aren't fully enclosed. The property is approached over a shingle driveway leading into a parking and turning area adjacent to the house and two additional stunning holiday properties - Red Poll Barn and Milk Parlour. The surrounding countryside lends itself to cycling and you can store bikes undercover in one of the cart sheds. WHATS INCLUDED? This semi-detached self-catering holiday cottage is equipped with oil central heating and appliances include a TV with Sky and WiFi. The kitchen is well equipped with free standing dishwasher, fridge with freezer compartment, electric oven with four rings and microwave. Rookyards is a great place for children with spacious garden to run around under supervision. A travel cot and high chair are available from the property owners on request at the time of booking.

Area
Rookyards lies in the village of Spexhall, surrounded by the idyllic Suffolk countryside offering country walks or cycling and easy access to the old market towns of Bungay, Beccles and Halesworth with an excellent array of local shop and eateries. The 500 year old ‘Huntsman and Hounds’ pub is approximately a ten minute walk away and offers good cuisine by the fire or in the mature gardens. The Suffolk Heritage Coast to the east includes the popular Georgian seafront town of Southwold, home to the Adnams Sole Bay brewery; . There are excellent sporting and leisure facilities in the area including a number of golf courses, sailing and water sports on the river estuaries as well as fishing, horse-riding and bird-watching. Please note, the air conditioning is a portable unit and by request to the owner and is subject to availability.
