Holiday home Rockcliffe is a detached cottage situated in the small village of Kents Bank, 1.5 miles from the town of Grange-over-Sands in Cumbria. Set over three floors, this cottage sleeps six people and has three second floor bedrooms, consisting of one zip/link super king-size double with en-suite shower, one zip/link twin and one twin, as well as a second floor bathroom and ground floor basin and WC. The cottage also has a first floor kitchen with breakfast bar and dining area, a first floor sitting room with gas fire and a boiler room for storing boots. Outside there's off road parking for three cars, a garage, a front, enclosed first floor sun terrace with furniture, a rear, enclosed terraced garden and a front garden with grassed area and a variety of trees. Rockcliffe is a great family base close to many places to visit.
Area The charming Edwardian resort of Grange-over-Sands is set between the Lake District fells and Morecambe Bay. The town offers a traffic-free promenade, ornamental gardens and golf courses. There are many places to visit nearby, including Lake Windermere, Bowness-on-Windermere, Hawkshead, Cartmel, Sizergh Castle and Conishead Priory.

Sorry, no smoking. Shop and pub 1.5 miles. Note: Please contact owner at least 10 days prior to arrival if you would like the zip/link beds to be made up as super king-size doubles or twins. Please note: there are two flights of stairs, they are not suitable to anyone with mobility issues.
The cottage is very well presented and spacious.. The balcony is much bigger than you would think from the photo easily accommodating 6 and more people. The kitchen is very well equipped too. The location is good being 5 minutes walk from the local rail station and 2 minutes from a footpath leading to Grange promenade. We enjoyed our holiday very much.
A wonderful stay for my wife, son, mother and myself.. The property is excellent with features exactly as described and a marvellous view of Morecambe Bay.

Very comfortable well appointed property.. Only real letdown was the post war utility furniture in the bedrooms including one wardrobe whose door wouldn't even fasten.
Initial impressions on arrival was disappointment as the outside areas need some work.. Trees and bushes in need of drastic pruning. Once in the property everything was as described and we thoroughly enjoyed our stay - apart from the weather. Small issue with bedroom curtains as these did not have sufficient hooks and were nearly off the rail. Unable to dispose of rubbish as outside bin full to the brim with more than a week until next bin collection. Location is ideal as a base to explore southern lakes.
The parking spaces are a little tight if you have 3 large estate cars for example.. Also it would be useful to have the numbers or some signage at the bottom of the drive as we found it difficult to find at night on arrival
In the main house is great.. Better information about bins and recycling needed. Bins over flowing and none of recycling boxes the out of date information folder mentioned, were available. Already reported this.
Kitchen was main area requiring improvement. Not the kitchen itself but equipment was a bit cheap quality or missing items normally provided eg potato peeler.
Enjoyed house and stay though.
Second visit to a great location for the Southern Lakes with a railway station only 7 minutes walk away and a reasonable train service.. Property is very clean inside but a bit of TLC required outside with respect to the area around the garage.
As an aside I think the number of emails from Sykes is a bit OTT,especially those enticing me to make a booking for the autumn when I already have one....
Very disappointed on arrival to find all the inside windows, including the large feature window in the lounge so dirty that I spent the first 30 minutes of my holiday cleaning all the inside windows.. The back garden outside the kitchen window was very overgrown, full of weeds and messy, not something you want to look at first thing in the morning. An hour in the garden would have tidied it all up.
The kitchen and bathrooms were modern and clean, thank goodness, but the rest of the furniture (side tables, wardrobes and chest of drawers) were very cheap and shabby as if they had come from a charity shop.
Overall very disappointing.
Wonderful view of Morecombe Bay from the picture window.. Very convenient location means you can easily explore the southern Lake District plus a 10 minute walk to a station means you also have the option to leave the car behind.
Well furnished and comfortable cottage.. Lovely views from the balcony and upstairs bedrooms.
Property a little hard to find as there is no sign post or number visible from road as it's up a driveway to other houses.. Back garden could do with good tidy and there was a lot of dog muck but I think that's more down to been like a jungle and can't find it. There is no shop near by its 10mins car or 30min walk. Property was lovely, modern, and comfortable with stunning views from balcony.
Great situation for the lakes.. Very clean and comfortable, all the facilities of home available. Obviously a great deal of thought has gone into it. Nice touch of a welcome basket.
I was very pleasantly surprised by the house, the atmosphere, the silence around, the morning to hear the song of the birds and nothing else, it's great!
Fabulous cottage great location yes half an hour walk out of grange but what a lovely walk on the promenade just a few steps from the end if the drive and the Kent’s bank railway station a few hundred yards from front door with trains to Ulverston Arnside Carnforth and Lancaster to name a few stops on the line.. Very spacious cottage with great layout extremely comfortable and very warm and cosy. Lovely bathrooms and great kitchen space. Good parking space and dog friendly we would definitely stay here again.

The cottage is set in a beautiful and accessible setting to access the Lake District. The cottage itself is very clean and tidy with ideal contemporary minimalist decor. We had a lovely time.
