We’ve just stayed for a week and had a great time , Allison the owner greeted us with a bottle of Prosecco and a lemon cake which was a lovely touch . The cottage is stunning and decorated to a very high standard from the kitchen and fittings to the lovely comfortable beds and luxury curtains , the view from the top of the hill over the bay is breathtaking with views from the great Orme to Ross on sea , 200 yards from the cottage there is a park with a football pitch to entertain the kids and dogs which came in very handy , in summary I’d 100% recommend you to book this cottage you will not be disappointed

A truly lovely cottage-nicely furnished, every conceivable piece of equipment provided and friendly and helpful owners across the road meant we had a great time here. The beds are particularly comfortable and with no noise nearby we all slept like logs. The kitchen is very well equipped. The sitting room is cosy with a lovely fire. Lots of nice walks nearby. It is up a steep lane but the effort is well worthwhile. The cottage and everything around is very dog friendly. We would highly recommend this cottage. .

Pen Y Bryn is a very comfortable and well presented large holiday cottage which was ideal for 3 groups of our family visiting North Wales together and offered great value for money. The large ground floor bedrooms are in their own separate wing from the original house (one has an ensuite bathroom, the other is adjoining a utility room with toilet and washbasin) and the property has 3 separate entrances to the drive meaning that family groups like ours can be as independent or as communal as they like. Upstairs in the main house are two further bedrooms with a generous shower/wet-room between them. Downstairs there are two cosy sitting rooms and the kitchen-diner. The property itself is located in a remote hamlet several miles up narrow country lanes above Conwy and Llandudno however it’s a great location for touring North Wales and Snowdonia. The owners live around the corner in the neighbouring farmhouse so are on hand in case of any issues but the layout of Pen Y Bryn means that neither owners nor guests should feel overlooked. Outside is a decent size patio and private lawned area overlooking paddocks and countryside. This is yet another quality property that we have booked through Sykes Cottages and would happily stay again.

Pen Y Bryn is a beautiful cottage, set high on a hill, with sea views from the well-maintained garden.. Despite it being a cold and blustery March weekend, the cottage was warm and cosy. We went as 3 family units to celebrate a 60th birthday and found it ideal: all the rooms are large so it meant there was plenty of space to sit or eat together without it feeling crowded, even with dogs, 6 adults and 4 toddlers in the party. We loved the stylish, co-ordinated decor throughout and appreciated all the extra touches such as the luxurious bedding and towels and well-stocked kitchen. We would give Pen Y Bryn and the owners 5 stars because everything was so homely, tasteful and of such good quality. We’d have no hesitation in recommending it and very much hope to return in the future.

Excellent comfortable, quite, warm Cottage.. Lovely location only 10 mins from everything you might need. Masses of well kept garden area, large luxurious rooms with great en-suite & family bathroom. Two well laid out Lounges with both having log burners which we used with the wood supplied. Plenty of Family games supplied, lots of info to local places. TV reception was not good but that the Welsh Mountains for you. Lovely modern kitchen [although the dishwasher decided to stop working on our trip] with plenty of cupboards, crockery & cutlery. Vaccum broke so couldn`t clean dog hairs up as we would have liked to. Owner was great - very helpful, very nice, very quick to get dishwasher replaced [next day !!] & would not hesitate to go back or rent one of her other properties.
