Outside is a spacious cottage garden area with seating and a lawned area with separate patio including summer house, fire pit and garden furniture, with private parking also available for three cars. Carlisle is set in the county of Cumbria, situated just 10 miles south of the Scottish Borders and is nicknamed the Border City. We had the best stay at Otters Holt. Ple ty of space for our three dogs and an enclosed spacious beautiful garden. The house was absolutely stunning and had everything we needed. It was lovely and warm and had a lovely cottage country feel. The beds were super comfortable and the showers were amazing after long walks. Really good location. We ventured to the talkin tarn for parkrun and also various other walks along with river. We ate at the Queens Inn where the staff were very welcoming and it was a short walk from the house. The hosts were very welcoming and made sure we had everything we needed. Thanks so much for our stay and we can't wait to return in the summer.

My mother booked our current stay. The place is roomy and in a very good location. With easy access to the Lakes, Dales, Northumberland and Scotland. We did all of these and found it very useful to be so central. The property is on a main road but despite the single glazed windows, I didn't feel the road was overly noisy. No biggy for us. A good sized property with good sized rooms & bathrooms. Nice bedlinen and towels. Nice crockery even. Good quality on both accounts. The garden is lovely with some lovely views over the back fields etc. Not fully enclosed for some sneaky dogs who can escape through the right hedge into next doors garden. So we propped a chair there. Oopsie. Nice bottle of bubbly on arrival and some nice biscuits. Plenty of dishwasher tablets & body products too. Plenty of hot water. The house wasn't cold either. The owner was very helpful in accommodating my personal issues upon arrival. Downsides for us: - Damp. The main living room smells badly of damp & thus we didn't use this room despite there being 4 of us. The bedroom with the juliette balcony also smells of damp. - Main living room. Dark & insufficient lighting for ambient evenings. Fusty. - Kitchen. Many pots, glasses etc with encrusted food on. Dishwasher full on arrival. No cloths. No washing up liquid. Only 2 tea towels. Oven needs a good clean due to oil burnt on which made opening the oven door when on, very difficult to use due to the smoke and stinging of the eyes. - One of the bathrooms upstairs. No where to hang a towel or put products on. - Private Bathroom downstairs. Water drips off walls despite the air vent being permanently on. Body towels weren't drying between daily showers due to the dampness of the room. - Sofas. Filthy between the cushions. Couldn't find a clothes airer. But I could have missed it. All in all a good spot. Nice new kitchen. Most utensils available. But in all honesty we personally wouldn't return.

Stayed as a family group and we we all agreed we'd stay here again. Dog friendly, loads of room, nicely furnished, comfortable, incredibly well equipped (including a large utility room), great wi-fi and a fabulous large garden with a dining area as well as a very sociable fire pit and seating area. Plenty of parking space. Just down from a main road which means it's easy to get to lots of places.

The photos of the cottage and garden do not do it justice.. Lovely place with excellent facilities. Perfect for a family holiday. My 2 year old granddaughter spent most of her time exploring the different areas of the garden. It’s the first time I really haven’t wanted to come home from a holiday. Although the road goes by the cottage you can hardly hear it. Plenty of room to spend time as a family or to have your own space if you need it. Garden secure for the dogs. Perfect holiday. Easy travel distance to Carlisle, Penrith and the Lakes. My daughter left her laptop behind and I was so happy with the service we received in returning it to us both from Sykes cottages and the owners of the property.

Beautiful cottage, well equipped.. Everyone had a brilliant stay, definitely will be returning sometime. The only thing is the river view bedroom would be better with a blind on the Velux window.

We came to otter holt cottage back end of January for my birthday , me my partner and dog , also my two sisters and their partners came with dog , we really enjoyed our weekend had lots of fun playing games and relaxing in hot tub ( YES we used hot tub in January ) only thing was no lighting at back of garden near hot tub .. Also there wasn't really anywhere to walk dogs , their is no access down to river now footpath not in use . Cottage is really clean and cosy, also well equipped and will definitely return to this cottage. Would highly recommend it to my friends and family .

We booked this cottage so both my and my brothers families could enjoy an early Christmas.. We chose this cottage for the size and the appreance on the photos. Although the photos don’t do it justice. From opening the door we felt welcome. The added aspect of Christmas decorations so the festivities started as soon as we all arrived. The kitchen was well equipped and we managed to deliver a full Christmas dinner for 6. The facilities were great sky tv in all the rooms and high speed internet meant I could keep in touch with the office and meant the stay could be extend by my brother how works from home normally. Log burners and fire pit meant when we used the hot tub (yep in December) we were warm when we all came in. Can’t recomend this property enough, will defiantly be back. Thanks. The McGs

The cottage was beautiful, really well equipped and plenty of space with the added bonus of the hot tub.. However the downside was that despite it being marketed as a dog friendly cottage the garden was not secure. The fact that the cottage is right on top of a busy A road is worrying when the dogs could have just wandered out onto it. It would have been perfect if this was made secure. It would have been nice if the dogs could have been wandering around the garden whilst we were using the hot tub.

We all six of us loved Otters Holt, warm, cosy and the Fizz was really welcome.. The owner Diane dealt with our only problem within half an hour,The fire starters among us (THE MEN) played nicely with the fire pit but we declined to use the hot tub in November!!! All in all another truly brilliant property with Lakes Cottages.

Big clean cottage with all that you could need.. Lots of nice touches with all the linen, prosecco on arrival, clean fresh hot tub, clear instructions with how to use appliances etc so it was really easy to get settled. Very close to local shop and fuel station. Short drive to large Tesco store. Lovely easy stay.

Would benefit from lights in back garden, hard to use hot tub in dark, also hot tub needs a pulley to put cover on and off as its very heavy.. Other car kept parking next to the house so made it difficult at times when we had 2 cars there to get out. House gorgeous, quite noisy from road traffic but would go back.

Otters Holt was just perfect for our family holiday.. The accommodation was spotless and very well maintained and is extremely spacious. All the appliances in the kitchen were very modern and of a good quality. Attention to detail was lovely even down to a torch and a great selection of books and games. Loved the numerous bathrooms particularly the rain shower in the utility room. Our dogs loved the garden but a fence or gate would have been welcome as they could easily leave the back garden and potentially get onto the busy main road at the front of the property. My daughter parked her car across the back access to prevent this from happening but our spaniel could still go over the garden area where the rotary clothes is. Anyone staying with dogs be vigilant. Beautiful garden with many aspects to it. Lots of apple, pear and damson trees. The owners are happy for you to pick the fruit when it's ripe. So my granddaughter and I were busy picking apples and pears on our last day. The hot tub was beautiful. Having lights around the hot tub area would have been useful as it was a little tricky getting out and finding your towels at night time. It was in a lovely location to enable us to visit the lakes, just a stones throw from the M6. A lovely pub was close by serving great meals and a co op about 15 minutes walk away. We used the facilities at the leisure centre which is part of a hotel, it was free because we were staying at Otters Holt. Well worth a visit. Great swimming pool, gym, sauna and steam room. A lovely holiday, we highly recommend staying at Otters Holt.

We particularly asked if the garden was totally enclosed to allow our dog to be safe.. We were advised it was apart from a small gap that could be blocked by the bin.. This was not the case there was a length of about 5 meters that was not fenced. This was very disappointing as we were next to the A69.

Cottage was amazing, rooms were very spacious and extremely comfortable.. The garden was well used, especially the hot tub and fire pit. There was everything in the cottage you would need, toiletries, hair dryers in all rooms, even tin foil and baking paper etc... We were contacted on arrival to make sure everything was OK. There was even a welcome bottle of bubbly, which was a very nice touch. Only thing needs altering on write up is that now you can't access the river from the cottage. I would definitely recommend Otters Holt cottage, and would look at going back again some time.

Had short 3 day break in Otters Holt with friends, it is a beautiful well appointed cottage wonderful facilities and had a very relaxing stay, the hot tub and fire pit were a very welcome bonus, wished we could have had a week.

We have just returned from a week at Otters Holt. If I could more stars I would. Fantastic cottage and we really couldn't find any faults with it. It's located 10 minutes from M6 so the whole Lake District is on your doorstep Very peaceful and quiet even though next to the A69. Village with cafe, shop. Pub that serves food all within walking distance. Garden with hot tub and fire pit is lovely. Cottage has two log burners and very well appointed

First international trip from Canada for two years and we booked this wonderful cottage for an extended stay for 10 days. The location was perfect for us which allowed us to plan trips to Ullswater in the Lake District, Keswick and Caldbeck. Enjoyed walks around Hadrian wall with days trips to Edinbrough, Newcastle and Carlisle. With the length of trip we really got to enjoy cottage life enjoying the good weather, the wonderful garden and the hot tub. Cottage was great too. Everything is new, immacutely clean and in good working order. We really were spoiled and the bedrooms have the most comfortable beds and great ensuite bathrooms. We stayed in the room with the great window view overlooking the river eden. We enjoyed the space it was great to have family and friends around and visit. Also check out the crown hotel pool and leisure facilities in nearby Wetheral that come free with the cottage...kids loved that. The pub just up the hill the queens arm has the best beer garden and great food. Has great reviews too. Great prices and beers. This place ticked all the boxes for us and would love to return in the future. Would recommend this place without hesitation to other people especially longer stays like us. Love the place so much we will come back and spend more time on the Scottish side of the border...enjoy...Otters Holt is a must and really made our vacation.

We stayed at Otters Holt for a weekend break as a family of four adults and two small dogs. And what a wonderful well equipped cottage, it has everything you need for a relaxing stay. A lovely large well cared for garden with a hot tub in a secluded part of the garden which we found very relaxing after a walk to Wetheral and back. Even though the cottage is next to the bridge there is very little noise and open countryside to the rear of the garden. A short 10 min walk to Warwick on Eden is a pub the Queens where we enjoyed a meal and a drink. The bedrooms are en suite and extremely comfortable providing a great nights sleep. I would thoroughly recommend Otters Holt for a family or group of friends, John & Katy.

A tranquil spot by the River Eden, and luxurious feeling cottage, which did its job of making you feel like it is better than your own home! Beautiful garden for the kids to run riot, and the hot tub in a quiet spot of the garden added to a very much needed and relaxing break. There's plenty of space to lose yourself and hide away and the facility to use the spa (free of charge) at the Crown Hotel was the cherry on the top. We had a cracking meal at the Queen's Arms and the Crown does afternoon tea to top off a lazy afternoon. Generally, comfortable, welcoming and well located.

amazing location right on the banks of the lovely river Eden.This is a super high quality "cottage" with all the amenities you could ask for,Wifi,Sky,ensuites and the amazing hot tub.Masses to see and do within 20 miles. Can thoroughly recommend this lovely property and would certainly visit again.

A lovely week with my wife, 2 year old and grandparents, The cottage is clean and feels like a boutique hotel, the kitchen diner is a lovely area for the 5 of us plus guests. Our bed was very comfy. The garden is a great size with a great view and the hot tub under the stars was lovely. Hadrian's wall is a short drive away as is Carlisle. We had one meal at the Queens just up the road (top end pub grub) We will very happily be going again.
