This cottage is perfect. There are 4 huge double bedrooms so plenty of space for at least 8 people. The hot tub is fab. The hosts were really lovely, greeting us with a bottle of Prosecco was a lovely touch. They were there to ensure everything was ok but never encroached on our privacy. There is a little play area for the kids too. The cottage itself is lovely inside. We also loved our daily visit from Honey & Nutty xxx

Lovely stay, just as described.. Greeted by the owner with a gift, everything just as described on booking. Would recommend a stay which could be enjoyed anytime of year. We’ll definitely be returning.

The owner was very welcoming and helpful on arrival and the cottage was well equipped, clean and spacious, exactly as shown in the pictures and description, everything perfect, we couldn't fault it. Good location to visit Durham, Beamish and surrounding areas. The hot tub and nearby river with pebble beach was a hit with all the family, especially my grandchildren. Would definitely recommend this cottage and would stay here again! Thank you

We booked this as a group of 5 women who enjoy some down time in January and always look for a good hot tub. The hot tub did not work Wednesday or Thursday and we had issues with electricity (including a sparking light switch). The offer of compensation was a 50 discount on a future visit! I understand that things happen but felt insulted that it was felt OK that we had to spend more to get any recompense for not getting the relaxing time we booked A real shame as i convinced our party to go having been there before

Thoroughly enjoyed our stay & have no hesitation in recommending.. The owner lives next door and welcomed us with a bottle of bubbly, as one of our party was celebrating a birthday 4 huge bedrooms and an enormous kitchen, great for socialising. Hot tub was enormous and easily fits 8! Would definitely return

Had a great family weekend in a fantastic property. The care and attention to detail in the conversion has made the property perfect for a short stay. The owner couldn’t do enough to help us settle in despite a small issue with the hot tub (which was sorted by the Saturday morning) and the facilities were first class. Would definitely stay here again.

We did enjoy our stay with you however! we didn't feel the cottage was of a high standard of clean ... the side of the sofas had food down the side and under sofas was dirty overal was a cery standard clean, also felt the sofas was ready for replacement was well past there time . felt like some of kitchen equitment needs replacing ,frying pans ECT wasn't able to cook in them without buring things ! also found there was 3 dogs roaming around outside by themselves which made me feel a little worrid with the children and left dog poo which kids kept standing in ! the property was a lovely building and a nice area but got room for improvments inside. felt for the money we paid we was slightly disappointed.

Just arrived home after a fantastic weeks holiday at Orchards Cottage.. Cannot recommend this cottage enough. It is in the perfect location for great walks, days out to Beamish, the hot tub is the icing on the cake, both adults and our children thoroughly enjoyed it. Thanks

We were a group of 4 couples and all of us were blown away by the property! Plenty of room throughout, 4 proper kingsize beds, 2 bathrooms which worked great as the 2 downstairs bedrooms used the downstairs bathroom! Plenty of parking space. Beautifully restored property with great entertaining space. The hot tub was amazing too, we happily sat out in the cold March weather

A group of tired mummy's visited the cottage for a 2 night stay on the 25th January for some much needed relaxation. The Cottage was absolutely beautiful and finished to a very high standard with all the rooms being spacious and tastefully decorated. The owner was very welcoming, greeting us on arrival to show us the facilities and also recommended some local takeaways given that we'd arrived fairly late on Friday evening. Although the owners live on the same estate as the cottage and were on hand should we have needed anything, they were not intrusive and we were left to quiet enjoyment! We were visited by the owners dogs who were absolutely lovely and keen for tummy rubs and lot of fussing. :-) The (electric) hot tub was fabulous and the wood burning stove in the living area was perfect after getting out of the hot tub on a very cold and wet January evening in Durham! Durham town centre was only a 15 minute drive away but if you wanted to avoid the hustle and bustle then the cottage was well situated close to river and a number of walks. I wouldn't hesitate to recommend this cottage and will definitely be visiting again. Thank you!

Overall suited the needs of our group on this occasion but not sure we would stay again.. Looked stunning but could do with some TLC. Kitchen surfaces are poured concrete but don’t seem to have a resin coating so surface is porous, can’t be wiped clean. The entire kitchen was a bit grubby and sticky. Sealant around sink missing and or black with mildew. Chipped china, only 5 large plates for a property sleeping 8 people. Broken blender and other odd assorted kitchen items in cupboards. Fridge smelled and was not clean when we arrived. Oven very dirty. Big old coffee machine that we couldnt get to function properly, a simple cafetière would have been better. Downstairs bathroom has stone floor with stone ‘ledge’ around shower which was very easy to stub toes on. Shower floor was slimy and mouldy. Sofas look very tired/worn and some of the mattresses were lumpy and uncomfortable. Not very child friendly due to slippery wooden staircase and uneven stone floor downstairs. Owners live on site and very welcoming. Ideal location for Durham. Very pretty surroundings.

Orchard Cottage was really lovely.. It was well placed for some wonderful walks - both short meanders and longer jaunts. It was peaceful and relaxing but also close to other facilities and activities, with Durham being just over 3 miles away. The owners were helpful and on hand but not intrusive. The cottage itself was comfortable and the accommodation was flexible in meeting the needs of our multi generational family group. We also had 2 dogs which loved the open space available to them. The hot tub was now an electric one rather than wood fired and this was actually much better and an added bonus to the stay. Would highly recommend Orchard Cottage for a relaxing holiday/short break.

This year we decided to try a self catering cottage and can honestly say that it was the most fantastic place to stay. The owners were kind and helpful, the cottage was well-equipped and beautifully presented and the hot tub was fabulous. Set in beautiful surroundings yet a short drive to the city of Durham. Would definitely recommend this gem.

I booked the cottage to allow myself and my grown up family to get together and spend quality family time together.. Owner was respectful of our privacy but nearby if we needed anything. Orchard Cottage provided us with space in 4 large bedrooms, large kitchen with appealing kitchen table to share meals together, spacious lounge and enormous hot tub! The facilities were excellent and my son-in-law loved the stoves! An ideal location with peaceful surroundings and walkways yet not too far from home and work places for all meaning we could stay the Sunday night and also travel home each day to feed our elderly cat ! A family trip to Beamish nearby was fun and Durham was visited via Park and Ride just up the road. Will definitely consider a revisit and have told friends at work about the cottage too.

The only negative thing to report is that there was only 1 toilet roll in each of the 2 bathrooms which was very frustrating on our first night, other than that everything was excellent!

There was a fault with the hot tub not heating as high as it should be.. The owner of the cottage was fantastic and hired us a replacement hot tub for the remainder of our stay. Can't thank him enough

Orchard Cottage is in a great position, set in countryside with walks from the door, but still only 10 minutes drive into the centre of Durham. It has a fantastic hot tub which the kids used every day, come rain or shine! A brilliant and comfy base for a holiday!

The Cottage was the ideal size and location. Bedrooms were a good size and the open plan kitchen diner lent itself perfectly to entertaining friends and family. Everyone loved it and it and I was actually quite sad when it was time to come home. Would I stay again - absolutely.

We found this property is totally suitable for the disabled. The downstairs wet room, was suitable for 2 carers to assist in showering. No problems in using a folding hoist, so much area to move about in. Excellent.

Loved the space and layout in the house for 7 of us and the old stonework provided great soundproofing! It was warm and cosy in the evening with the wood burner on and the wood-fired hot-tub was very popular. Had a friendly owner and neighbours. Highly recommended.
