Mill Farm is a red brick farmhouse set in the hamlet of Yapham near to Pocklington in North Yorkshire. The cottage sleeps twelve people and has three double bedrooms (two with en-suites and one with a sofa bed), two twins and a family bathroom. Also in the cottage are a fitted kitchen, a dining room and a sitting room with an open fire. Outside is off road parking and lawned gardens with outdoor furniture and a barbecue. Close to the North York Moors National Park and the city of York, Mill Farm is a wonderful touring base for a Yorkshire family holiday.

Area
Pocklington is a small market town in the Vale of York. The town has a selection of shops and eateries, along with a civic centre showing films and a leisure centre for swimming and sport. Pocklington is close to many famous attractions including Castle Howard, Sledmere House, Burnby Hall Gardens and the city of York.

The North York Moors National Park covers 554 square miles, with landscape ranging from heather-clad moorland and deep secluded dales, to the cliffs and coves of the magnificent coastline making it a haven for walkers.

We went as an extended family of 10 and there was more than ample equipment and facilities for us all.. The house had plenty of room so that we never felt we were on top of each other and the garden was great for our dogs. Excellent area to use as a base to explore attractions in the area. Only downside would be nearest pub was over two miles away and not open through the day. Plenty of shops and pubs in Pocklington though which is a nice town with adequate parking. We hit on lucky with the weather so ate outside a lot and all in all we had a great holiday.

There is an item of furniture in the cottage - a Malm chest of drawers from IKEA.. They are notorious for falling over on children unless fixed to the wall and this one did just that. My 5 yr old opened the top drawer to put something in and the whole thing toppled over onto him. Luckily he was only frightened and not hurt. This has been widely publicised in the press and the drawers need fixing to the wall. Had the chest of drawers not been empty he could have been seriously hurt. There could also be screens on the windows, at least on the kitchen and living room. We had a real problem with flies. I understand we were in the countryside but it is such a simple fix. Other than these 2 small issues the cottage wonderful and we would happily return.

The carpets need replacing upstairs as do most of the curtains.. The conservatory needed a good clean as did the windows. Lovely kitchen and the bathroom and toilet areas were also clean and in good condition. Everything we needed was there and we had a very enjoyable break. All outside spaces were very good and safe.

Lovely spacious cottage in quiet area but near to local town of Pocklington and York.. Lots of kitchen utensils, plates and cups. They left tea, coffee and biscuits which was a nice touch. Cottage was lovely and clean with very comfortable beds.

I don’t usually leave reviews, but I felt I needed to for this place.. .. it was great!! We stayed over the new year - three families in total (6 adults and 6 kids ages 1 - 14). Loads of space, all rooms a decent size, kitchen was great and the heating worked well! I would thoroughly recommend this place and we intend to stay again!

It was a lovely character house and great for large family get together at Christmas.. Whilst only small village with same post code for all, if you head towards red phone box the lane to house is straight ahead. Pocklington was lovely and close to house for shops. Great time had by all.

The farm was in a great location for what we needed which was fab.. But I have to say the beds weren’t very comfortable and the showers weren’t great either. I do feel it could be updated a bit especially for how much we paid.

Great house in an idyllic location, plenty of room and beautiful views.. Initially a little confusing to locate as no name was on the door. Some play equipment in the garden for children and child friendly crockery would have been welcomed but not a problem. The water took a very long time to get hot in the upstairs ensuite shower which seemed odd as it was electric. The cold tap in the ensuite also didn't work sometimes. Other than that would definitely recommend.

I really wanted to like this property, the listing seemed just what we were looking for.. Sadly it didn't really meet expectations in a number of areas... When we arrived there was no-one there to greet us, it was very much... 'door's open, in you go'. There was no follow up during the week to see if everything was ok or if there was anything we needed. The pictures on the website are rather outdated and the reality is a little different to what you see - not drastically but the layout in one of two of the rooms is different. The finish of the decorating was rather lacking in places, over painting onto kitchen units, gaps in sealant around doors, plaster cracks, watermark on the ceiling and one of the bedroom doors wouldn't shut. I got the impression the property had been refurbished (hurriedly in places) in the last few years but was starting to look a bit tatty in some areas now; many double glazing panels had condensation between the panes (particularly in the conservatory and kitchen), the garden fencing was scruffy in the back garden, chicken wire fencing having holes blocked up by propped up old iron gates. There were a few things of note which were missing and would have made the stay better, in particular a hairdryer! There are a few puzzles in the house but no board games for evenings in, not even a pack of cards. We had a light bulb blow in a table lamp but there were no replacement bulbs to be found and no-one to ask. There were numerous utensils but the kitchen had just one veg knife which was broken at the end and blunt, there was nothing by way of measuring a jug. I would also suggest that there were insufficient serving/cooking dishes of a suitable size for the house - numerous small casserole dishes/bowls but little that would feed more than two people. Some kind of inventory of the kitchen cookware and utensils would be a useful exercise, a toast rack is a poor substitute for a dish big enough to cook a family meal in. On the plus side... The kitchen was lovely - the sun came in through the main kitchen window in the morning and made the whole room feel fresh and summery. Having a table to sit at in the kitchen was really nice too. The lounge area was comfortable with big comfy sofas and a coal fire. There was a new washing up liquid, sponge and J-cloth ready for us to use and even a few dishwasher tablets - something that's much appreciated. A big tray of biscuits, milk and tea bags/coffee was waiting for us when we arrived - a cuppa after a long journey always goes down well. There was plenty of crockery and cutlery all looked fairly new and were neatly stacked and easily accessible. The property was well cleaned and smelled fresh when we walked in. There is a little covered side way with a gate on it which was perfect for storing the bikes out of the elements for the week. One other point to note is that there are 7 or 8 properties in the same location as this house, not something that was clear. It wasn't a problem, as there was no disruption and plenty of parking for all, it just wasn't what we were expecting from the listing. All in all, the house and area is nice, just missing a few things - it could be lovely with just a little more attention to detail.

The directions once in the village of Yapham were spot on.. The accommodation met all of our requirements both in size and with ample parking for cars. Fantastic views of the surrounding countryside. An ideal place for a peaceful and relaxing holiday. The only one niggle was the lack of a hair dryer [ would have been useful.]

The owners were very approachable and pleasant to deal with, willing to put right any issue you may report, if within their responsibility. Very nice people to deal with. The listing you have - states 3 Double bedrooms and 2 Twin bedrooms in reality there are 4 Double bedrooms and only 1 Twin bedroom which can be a problem if taking kids..

A lovely spacious house that had plenty of room for a big group and a lovely big dining room so we could eat together.. It only had one twin not two as listed but this wasn’t a problem for us. The washing machine and dryer were very handy and it was lovely having the fire in the lounge as it was quite a chilly week. Could have done with some information about the house in the folder as well as local restaurants and attractions. We weren’t sure which bins belonged to the house, which bits of garden we could use or where to put things at the end of the holiday etc. The worst part was the plumbing, there was clearly a blocked pipe and the downstairs toilet was out of action, letting out the bath caused floods in the garden, a tap in the en-suite didn’t work, one shower was scolding hot or cold and the main one a bit unpredictable, then on the last day water started coming through the light fitting in the en-suite. Hopefully this is a one off problem and will get fixed for future visitors.

This went on for around 8 months until I called him out and he told me it was sent a long time ago by post and he wasn't responsible for the post? Even though I had offered multiple times to pay for tracked postage and he just ignored me and family members who had got involved to help. This has caused me so much distress as it was a really personal sentimental item and he just didn't care enough to post it for me. It's standard practice in any hotel or professional establishment to send an item back to the owner without all of this. He has clearly lost it and doesn't care that it was clearly a personal sentimental item.

The accommodation looked perfect for us (3 families away for a Birthday weekend) however on arrival, where we were expecting 3 doubles, and 2 twins we found 4 doubles and 1 twin.. Having spoken to the owner they advised it had never had 2 twin rooms and we should raise this with Sykes Cottages as they are responsible for the website. Fortunately we were travelling with children so two shared a bed, however in hindsight we found a put up bed and also knew of a sofa bed which we should have asked to be made up but only being there for 2 nights we made do. Also as per other reviewers comments, the postcode and address is incorrect. The directions posted by owner are correct. Other than this a fabulous house perfect for the size of our party.

Everything about Sykes cottages was easy.. It was easy to book, easy to check in, easy to communicate with the owner- brilliant. My only gripe would be that the wrong post code was listed on the site so we drove to the wrong place and had to ask 3 different locals (as we were sent to 3 different places) where it was! This will need updating! Everything else was totally perfect, the house was gorgeous and exactly was we were looking for, big but cosy. Great stay, would reccomened.
