With accommodation spread over the first floor of a detached, traditional converted barn in beautiful countryside, this charming property in the hamlet of New Hutton makes a sympathetically converted and well equipped holiday home. There are original features that have been retained in the property, such as crook beams and exposed stonework, and the gothic-style bedroom adds to the charm of the cottage. Outside is a garden with furniture and BBQ, while the local pub is just a 10 minute stroll away. Both the Dales and the southern Lakes can be easily reached, as can the town of Kendal.

All first floor. One king-size double bedroom. Bathroom with bath, shower over, basin and WC. Fitted kitchen. Sitting room with dining area. Ground floor entrance with utility room with basin, and stairs to first floor accommodation.

Area
The small hamlet of New Hutton, set in lovely countryside, makes a quiet and convenient base for getting to know both the southern Lakes and the Yorkshire Dales. There is plenty to see and do in this popular holiday area, with both Sizergh Castle and Levens Hall, with its impressive topiary gardens nearby, as well as the town of Kendal, with its castle, art gallery and shops and restaurants set off cobbled streets. The walking in this area is superb, including limestone escarpments offering gentle walks and thrilling views of the Lakeland Mountains, the Howgills and Morecambe Bay.

Had a wonderful week at Hollins Farm Barn.. It's very well equipped with lovely views. The location is perfect for trips to both the Lake District and the Yorkshire Dales. The cottage is a good size, it seems difficult to find cottages for couples that aren't cramped.

The cottage was located down a track, which the view from the front of the cottage was stunning! We even had Roe deer coming around the cottage which were lovely to see. There were many little touches including fresh flowers on our arrival, lots of information was available in folders. Overall we would consider booking again, as the amenities are close to hand, and not far from Bowness and many other lovely places of interest. Thank you, Julie and Graham!!

Hollins Farm Barn was the perfect place to stay for a peaceful, relaxing holiday.. The Lake District is all within a short driving distance as are parts of the Yorkshire Dales. It is easy to get to Windermere by train from Oxenholme station which is within walking distance of the cottage. We had a very nice stay here and would happily return.

Julie and Graham greeted us on arrival and showed us around the cottage.. The cottage was lovely and clean and well appointed. They had even gone to the trouble to put up a Christmas Tree and decorate the living space. Had a lovely week using the cottage as a base, even the mist on the lake cleared to let us have a cruise on Windermere. Will be coming back in the near future.

Had a wonderful short break at Hollins Farm Barn.. Julie and Graham were lovely, making us feel very welcome. They were unfailingly kind and helpful. The cottage ticked all our boxes although it was a very bumpy ride over a dirt track to get to the cottage itself. I was very impressed with the well-equipped kitchen which had an abundance of pots and pans, kitchen utensils, etc. Also impressed with the recycling crate as so many holiday lets fail to accommodate this. The bed was super comfy too. It was lovely to sit in the garden until late evening thanks to the good weather and take in the wonderful views. It's a short drive to the Station Inn pub where you can have exceptionally good pub grub in a friendly atmosphere. Oxenholme Station, from where you could travel to Windermere or further afield, even Edinburgh, is also a short car journey away and offers an alternative to driving.

Wonderful place to stay for both The Lake District and The Dales.. Being on the first floor gives great views and the cows and sheep close by just adds to the really rural feel (including one early morning bleating alarm clock!). Access is via a farm track over a cattle grid which is OK as long as your car has good ground clearance - our Ford Focus was fine.

A very spacious property for 2 persons. In a quiet location, this is the only holiday property on this site. There was good heating for late Autumn Winter use and friendly and helpful owners in the adjoining ex-farm house.

It was a lovely, comfortable, apartment, great to get home to relax after a day out walking. The kitchen was very well equipped with everything you could need. The position is ideal. When you are tucked up inside you feel miles away from anywhere, but Asda is only a few minutes away and Kendal only 10 minutes drive. A half hour drive takes you right into the Lakes or the Dales. There is still so much we would like to do, and hopefully we will return before too long.

My partner and I stayed here for a week in early august and would happily return. We booked directly through the Hollins Farm Barn website and the owners, and so found it a little cheaper than initially expected, which was great. This process was all very straightforward. Upon arrival we were greeted by the friendly owners who gave us the key, showed us around, and told us about the local amenities and areas of interest. They have also compiled some binders with this information and lots more useful tips about the area (restaurants, farm shops, events, walks) which were useful. The Barn itself is very comfortable, with a well-equipped kitchen and some basic ingredients, such as oil and tea. The rooms were spacious and we were impressed by the quality of furnishing, though I wouldn't have objected to a slightly firmer mattress. There was a good selection of CDs, Dvds, books, and some OS maps too. There's also good-quality wifi throughout the property. Another useful feature was the 'boot room' – a warm room with a sink downstairs where one can sort out muddy walking kit and suchlike. It also contains a portable BBQ for those who might have sunny enough weather to eat in the outside seating area. The Barn was very easy to find from the M6, as the owners provide a useful set of written instructions on booking. It's located a ten-minute drive from Kendal, which is a good-sized town with a variety of supermarkets (Asda, M&S;, Booths) where one can stock up. For those looking to explore the surrounding areas, it's about a 30 minute drive from ambleside and 20 minutes from Sedburgh in the Howgills area of Yorkshire. We thus found it to be a good base for day trips out to both the Lakes and the Dales. We found it a very relaxing, quiet place to stay, particularly after our walks and days out, and I would highly recommend the property.

Hollins Farm Barn was first class. It was warm, comfortable and clean. The bed was really comfy and things like the bedding and towels were of good quality. The owners were helpful and friendly whilst respecting our privacy also. They left us toiletry's, salt, tea bags and oil etc which is something many don't supply. It was a very peaceful location. Well worth a visit!

You don't mind staying in when the house is so nice! In particular I was impressed at the thought that had gone into things like even supplying emergency torches! There was a warm welcome awaiting us at Hollins Farm Barn. As a gay couple this is important and made us feel very welcome from the outset. The first floor accommodation is nicely decorated with original beams and well-furnished with all the facilities you could need. There are nice views of the countryside and a pretty garden for sitting out in clement weather. There was plenty of space for storage of bikes and outdoor gear downstairs in the utility area. There were lots of books, guides, CDs and DVDs as well as free wifi. The heating and hot water was more than adequate, but would have benefitted from a programable timer. On the whole, the accommodation was very comfortable, although the bed would benefit from a better quality mattress. Overall this is a lovely place in a good location and good value.

The barn was furbished to a high standard and filled with everything you would need for a self catering holiday. It is situated in a prime location just a mile from Kendal, close enough to be near the action but far enough away that you feel secluded and peaceful when there.
