It has five bedrooms, made up of two king-size doubles with en-suites, a double with an en-suite and two more doubles, there is also a family bathroom, a family shower room and a cloakroom, the cottage can sleep ten people. Inside of the property there is also a kitchen with dining area, a utility, a dining room, two sitting rooms with woodburning stoves, a snug room and a study. To the outside lies plenty of off road parking and a lawn area with tables and chairs. Grange Farmhouse is a charming property in the perfect location for exploring East Anglia.

Note: The owner can arrange for sailing lessons at the nearby Wroxham Sailing Club; winter shooting breaks on one of the professional shoots in the area and racing days at Great Yarmouth, Fakenham or Newmarket, please contact the owner for more details. Note: No Stag, Hen or similar. Note: The property owner is to be notified if guests wish to invite others to the property but they must note that children under 12 are not allowed. The house was wonderful! Very spacious, photographs didn't do it justice! Everything we needed was in the house, Lin was on hand if needed, very accommodating, would definitely recommend and will definitely be returning.

We have just returned from a fantastic week. The cottage was large, beautifully presented, very well equipped and no expense had been spared to make this feel more like a home rather than a holiday rental. It's perfect for family and friends wanting to go away together as offers plenty of reception rooms and a large rear garden. Our children (13 & 12) loved seeing the horses and adored the two farm cats. Lin was so friendly and welcoming. We thoroughly enjoyed our stay and would recommend it to others.

We wanted accommodation to allow three households to come together to celebrate new year.. The house was perfect. It's huge and there were some rooms we just didn't use. It's worth noting all the bedrooms are double although put-up beds are available. The house is fantastically equipped and within easy walking distance of the local pub. We were surprised to know that we were sharing the accommodation (made clear on receiving key collection details) but this didn't interfere with our stay. I just hope we weren't too noisy for our neighbour during our stay. Ideally located for Norwich, the broads and the coast.

We booked Grange Farm as a base for 'cycling trips' but, having injured my shoulder, I couldn't go cycling! Grange Farm isn't a good place to be marooned, 'in the middle of nowhere', surrounded by flat fields, down a narrow country lane. If you google 'buses', it seems there are 3 routes thro' Hainford but the owner couldn't tell me which bus, nor the position of the nearest bus stop would be best; just a vague "wave your hand at the bus at the end of the lane" -- but which end of which lane? The kitchen's massive with countless cupboards (many stuffed with the owner's food stocks) -- but the contents aren't 'sensibly' organised. It took forever to find items &, when you eventually found it, e.g. a tin-opener (or two), it didn't work! There's an attractive dining room but, as it's 4 rooms removed from the kitchen, no-one's going to carry plates / dishes that far, given that the floor levels change in various doorways! review by Christine gimber

This property was outstanding.. We had an brilliant break and the facilities were excellent. They far exceeded our expectations. The owner was always available to answer any questions we had and went out of her way to ensure we enjoyed ourselves. Thank you Lin and hope to see you in the future.

A very comfortable and spacious house and definitely up to your usual excellent standards.. We brought our bikes with us and had several rides from the house. A very friendly and helpful host.

Fabulous Grange Farmhouse, spacious,spotless and very comfortable, well equipped and beautifully furnished, only a few minutes from Norwich yet completely rural, we all loved staying there..

Lovely rural setting. Immaculate accommodation. Huge farmhouse kitchen with every appliance necessary. Three living areas. Plenty of friendly pubs nearby and easy access to coast and Norwich City. Highly recommended.

Some oddities about this holiday that definitely weren't mentioned until payment had been made in full and it was too late.. ...another person lives in the property, so at different times it's hard not to be aware of this - like when the carers visit in the morning if you're in the quiet lounge you feel like you're eavesdropping. The owner also uses the utility room every morning, on the first morning finding my other half in boxers making a cup of tea which is a bit unusual. There's surveillance equipment in part of the downstairs too. Children not allowed according to the listing, but were staying in the adjacent property.... I wouldn't go back as I thought it was dishonest not to mention some of these things until after we'd paid.

Grange farmhouse was exceptional, Lynn had provided all the little extras that make a holiday cottage a home.. Very spacious so one was able to find a quiet place to read or just admire the view.
