There is also a family bathroom and ground floor WC, a kitchen with a dining area for four, a dining room seating eight and a sitting room with a woodburning stove. In the annexe, there are two bedrooms, a double and a twin, a bathroom, a kitchen with a dining area for four, and a sitting room with a woodburner of its own. The two parts of the house share an enclosed lawned garden and patio with furniture, plus two off road parking spaces, though there is also roadside parking available outside the house. In a great base for walking, with the stunning Dales stretching on either direction of the village, Fern House is perfect for a Yorkshire getaway. The bedrooms are located up one flight of stairs. The best house we have stayed in, family get together 12 of us aged from 1 to 84 and a dog perfect accommodation for us, very clean, beautifully decorated throughout, very well equipped kitchen, outside space and furniture great, and the most comfy beds! Great location for seeing the dales and the village has very good pubs and cafes We have rebooked for next year

Beautiful, spacious, clean family holiday home. Tastefully decorated, very well equipped and child friendly. Confortable beds. Warm and cosy with 2 woodburners. Plenty of hot water. Enclosed rear garden, ideal for dogs. Lovely village with 2 super pubs serving extremely good food. Beautiful walks directly from your door. Pretty stream directly opposite.

The house is large and the communal areas spacious, which is great for a large group.. The main kitchen is well stocked. This is a great base for large groups and is in the centre of the village. There is only off road parking for one car and a tiny car or motorcycle, not two cars. The house was superficially clean but there was dirt and dust under some of the beds, including orange peel, socks and a watch. Given we were required to arrive late and depart early to allow for deep cleaning, the cleaning standard was less than one would expect in ‘normal’ times. If you use this property I suggest you come prepared to clean it thoroughly on arrival, so you feel comfortable touching surfaces, bathroom facilities and door handles etc

The Cottage was perfect for my family get together on my 80th Birthday.. Everyone was impressed. Perfect location, well equipped; clean, warm and plenty of room for 11 people and two dogs. Nothing negative to say.

We hired this house in 2018 but we were disappointed this year as it wasn't as clean and there was no Christmas tree.. The toilet in the annex had been used and not flushed, there was a significant amount of dust in the bedrooms and the electric cooker was very greasy

Beautiful house, very cosy when the fire is lit.. Loved the kitchen very warm and well equipped with everything you could possibly need. Dining room a bit cold and dark could do with an update. Spent 3 nights here with 8 girlfriends for my 60th birthday. Had an amazing weekend and would definitely recommend staying st Fern House we loved it Village friendly and cosy pubs

The cottage was Ideal for our group , 6 of us , some liked walking , others couldn't .. While some walked others went to the pub, great idea . Food was excellent in the pubs , so was the beers. The cottage was only 50 yards from 2 pubs. Everybody is really friendly, and make you welcome . The cottage had all you needed, after a days walking or travelling , back to freshen up then into the pub. I would recommend this cottage to anyone who likes the outdoor life and enjoys beautiful scenery and a good pint to complete the day. Ray Lomax

We spent three nights at Fern House over New Year.. The information about the house doesn’t do it justice as we were absolutely delighted with both the house and the location. If you’re looking for a large house within a stones throw of great pubs and walks then this is the place for you, Being picky, the only downside was the aga, but that’s a personal choice and we just weren’t used to cooking with it. There is a smaller cooker you can use as a back up. Also there’s a bedroom which you have to walk through to get to the annexe, but you have got an alternate entrance outside so it’s definitely not a deal breaker. All the people in our party were really pleased with our choice. We would revisit Fern House and would recommend you do.

Our party of 10 adults stayed here on our Xmas break.. Thoroughly loved it. The house is absolutely beautiful. A big wow factor! - extremely clean, comfortable, well equipped and stylish. Superbly placed in this idyllic Dales village. The odd negative feedback I read previous to staying there, clearly can’t have been staying in the same holiday home I did! - highly recommended.

The property itself exceeded our expectations.. We were very pleased to note that shortcomings highlighted in previous reviews had been effectively remedied e.g. glassware and the wi fi signal. Fern House was very well prepared for our arrival and we had a wonderful week staying there. The accommodation was extremely comfortable and in a fabulous location.

Fern Cottage is a fantastic place.. The facilities are all excellent and the lounge and dining area both well furnished, comfy and cosy. It's the second time we've stayed there in 2 years and will definitely be back for another week next year, as well love staying there so much!

The house was very conveniently situated with many walks from the doorstep.. There were three great pubs in the village with 2 of them dog friendly and the other serving more restaurant style food. The village shop had a good selection of food and the Spar at Threshfield had a great butchers as well as the usual foods. The house itself was excellent, very clean and the beds very comfortable. The kitchen was well stocked with pots and pans etc. Cooking on the aga was an experience but using that and the normal facilities added to the experience.

Fabulous family holiday home.. We spent the week following our daughters wedding at The Game Keepers Inn in Threshfield. Such a comfortable home. Plenty of room for everyone. Our 4 grandchildren wanted to stay 'forever'. My only recommendation would be for some plastic/melamine/unbreakable plates bowls and cups for young children.

The house was lovely and perfect for our requirements.. I contacted Sykes prior to going due to concern re negative reviews re the state of the property. This was acted on and the problems were resolved

The house itself was brilliant and just as listed.. Spotless, all the rooms were presented with quality furnishings and tastefully decorated. Kitchens well equipped, the big dining room a real bonus to get everyone together. Garden to the rear great for a quiet lounge about. The location in Kettlewell is a superb centre for walking or exploring the dales by car and with three pubs within about 200 yards (plus the little village store) it lacked for nothing. Especially recommend the Kings Head for food !

Yes. The cottage was, overall, satisfactory but there were 2 main problems.. The first was that on arrival the cleaning firm had left but the rubbish bin in the kitchen was not emptied. It was full of food waste, most of which was not in a plastic bin liner. Our first job was to clear away the previous person's old food. Then, the beds were badly made up. Our master room double bed had no lower sheet but rather a single valence cover instead.Another bed had no lower sheet. Some rooms (2) had no towels.Fortunately Frank (who looks after in general) came the next day and found the sheets and towels. The cleaning company need a rocket. The second problem may be why the first could occur. This house is potentially superb but shows every sign of being unloved. The folder with the information is old, creased, battered and clearly rarely revised. The kitchen equipment is poor. The wine glasses are tiny. We brought our own because a previous remark on the net had commented upon the poor glasses but clearly the owners doesn't care much. We asked for use of a high chair but none was available. Frank, the next day, loaned us his! We enjoyed our stay because Kettlewell is so good and our family just mucks in. However, the property in terms of care, and the owners in terms of lack of interest, were disappointments. Gerry Jarvis.

Fern House is a wonderful property in a great location which is let down by some of the finer details.. In general the property is tired and could do with a refresh - in particular the bathrooms which have poor ventilation and evidence of mould. The aga in the property needs servicing or repairing as it never got up to cooking temperature which made preparing Christmas dinner for a large party almost impossible and spoilt the Christmas experience. The living room has the only TV without a blu ray or DVD player and the Wi-fi is temperamental at best - not ideal with teenagers in the party. Location fantastic - property slightly disappointing.

Beautiful cottage, ideal for a large party.. We had the whole cottage for a family birthday weekend - 7 adults and 5 children. The children loved having their own living room (“den”) in the annexe.Plenty of space but cosy. Lovely real fire and a very warm aga in the well equipped kitchen! Perfect location , peaceful and beautiful. We were spoilt for choice what to do to eat- cooking and all eating in the large dining room in the cottage or going to One of the lovely family friendly pubs just a few steps from the front door. We had a great weekend, thank you!

Set in the heart of Kettlewell, so you only have to walk out the door to reach the shop, pubs and bus stop.. Stunning scenery and a lovely area for walking. Big comfortable house, well equipped and with plenty of bathrooms for a large group.

A lovely family friendly home in the centre of Kettlewell, with its three pubs, tea shops and friendly village shop. We were a group of friends and family aged from 5 to 70 Lovely big house with plenty of space for all of us, don't know where the other review of this house came from but we had no issues with WIFI, the house was clean and the beds comfortable. TV has Netflix ideal for the little one, who loved his stay here. You do need to know about Aga cooking as the back up cooker is not very good and larger wine glasses are needed, we bought our own gas BBQ although there is a small charcoal one and we bought a slow cooker which was handy to use when out for the day walking, the Aga is great for slow cooking and gives a great flavour. All in all a very nice place to stay, would definitely come back

The location is good, it is quite a squeeze to get two family size cars in the parking space due to the parking on the road on either side, I wouldn't like to be looking for a space in the height of Summer, there is a pay car park nearby and we used that for one of our cars. We spent a long time finding what we hoped would be the perfect place for our multi generational family Christmas, it didn't turn out quite as we would have hoped. The owners of the property live abroad and it shows signs of being uncared for, the showers in the main house were mouldy, the dishwasher cutlery basket had holes in it as well as the actual shelf for the plates lacking a runner so difficult to pull out, the kitchen table top was wonky so any thing you put on it was in danger of sliding off. Worse than this was the fact we were unable to contact the handyman, when we contacted the agents on Christmas Eve they told us the heating oil might run out, not ideal with a 97 year old in the party. One of our main disappointments was the lack of wifi, despite the fact these problems had been reported in the visitors book nothing had been done to remedy the situation, so when we turned up they already know it wasn't working but didn't relay that information to us. Very sad for one ten year old who had an iPad as his Christmas present. Overall we made the best of it, the walking around there is fantastic and the local pub very friendly, I would have liked to discuss these matters with the owner but so far my emails have not had a response.

Great location, fantastic house for our requirements, and the good weather helped as well! The weekend was for my Mum's 60th birthday so having all the family together under one roof to celebrate was perfect. Will definitely be going back in the future.
