Unfortunately the owner cancelled our booking three days before we were due arrive. Massively inconvenient and stressful to rebook another cottage at short notice.

The photos illustrate the damp which is in the bedroom of this property. The smell of damp really hits you as soon as you walk in the room, and as I was staying with an 11week old baby, was an issue. It was such an issue that I left the rental a night early. Earlier that day, Sykes offered me a £75 refund. This was acceptable when I was still considering staying, but as I couldn't stand the damp and left a night early, think a nights full refund is more appropriate which they refused. Poor service!! It's such a shame because all other elements of the property were excellent.

Spotlessly clean, excellent facilities, thoughtful goodies on arrival (milk, scones and wine).. The flat has its own entrance which made it feel more individual. The bed was extremely comfy and the duvet was of good quality. We had a fantastic stay and will definitely return to this property if we are holidaying in the Keswick area again. The guestbook included many references to return visits, and we can see why.

The location, the view, the high level of furnishings and equipment.. FYI the toilet is prone to keeping running so the cystern is empty. We could not work out how to switch on the central heating.

Great cottage with amazing views of the lakes and easy access to major roads.. Great facilities that made it feel like a real home away from home. If we're ever staying in Keswick again we'll look to stay here again.

Fantastic cottage with good facilities and a brilliant view.. A really excellent welcome pack - wine, scones, milk and jam. Secluded terrace with a view to die for and good parking. Small niggles - bulb missing from a side light with no spare, hooks needed on back of doors for hanging towels/dressing gowns and hairdryer not working. Small things which in no way affected a brilliant cottage and holiday, just ares for improvement. Would certainly stay again.

Our second stay at the Cottage and, once again, it was everything we could have hoped for.. It is a beautifully furnished property with outstanding views and I would recommend it to anyone.

Garden cottage is one of 8 apartments located up a long track which was no problem for my 4x4 but could cause a problem with any vehicles with low ground clearance. Booked via Lakes Cottage Holidays. But be careful when you book. I found that if I had waited 1 more day(so 21 days before) to book a 4 day break I would have saved £38.61 and I would have saved £60 if I had left booking till a week before. We came in November in heavy rain. Each apartment has a designated space all but one about 20 yards from the apartment. The keys are obtained from a key box and there is no representative of the letting agency present at any time. Two delicious scones with cream and jam along with milk, tea, coffee and a bottle of wine welcomed us on arrival. The apartment is a very good size for two people. It has a large kitchen-diner and lounge. The lounge has outstanding views over the fells. The french doors open onto a patio which would be great for outdoor meals in good weather. To my wife’s delight on the second day there were sheep grazing on the grass outside the apartment. There is a reasonably well equipped kitchen but no frying pan or non stick saucepan. There was a wok but we did not use it as it was not in good condition. There is a good sized bedroom and bathroom. In the bathroom part of the shower head holder was broken. However, the shower worked well. But there was some black mould on the mastic sealant around the bath. Also there were no hooks on the bathroom or bedroom doors to hang a dressing gown etc. No suitcase stands available. There was WIFI and a password was written into the apartment instructions. However, there were 3 networks available. One worked with the password provided. Unfortunately the non password protected network wanted 5 pounds an hour if you were not a subscriber to bt broad band. This was very annoying as iphone, ipad and computer of course kept connecting to this network first and often would not log onto the free network. Heating is timed but goes off in the evening. There are details on how to install the heating system but we could not find any information on how to control it. We did work out how to switch it on and off. It was very effective keeping us warm despite the snow outside. When people moved in upstairs you could hear them moving about but we did not find it too bad during our 4 day stay. We did enjoy our stay here and are considering coming again.

Well furnished, kitchen well appointed and a lovely bedroom. The Company handled our booking well and we received details well in advance of our departure re: access to the property. The location was stunning with a wonderful view overlooking Keswick only a mile walk away. I do feel the Company would benefit from the usual "welcome pack" other sites offer in their holiday homes i.e. milk, toiletries and essentials such as washing up liquid etc.

Garden Cottage was a perfect holiday retreat for Mum & I all ground floor and wonderful views of Cat Bells and lovely woodland gardens, rabbits feeding right outside the window. The apartment was a touch of luxury for the week, nicely furnished and cosy, light and airy.We were in no hurry to go out as the view was right there from the lounge windows.Central for Keswick, 5 mins to town and Lakeside in the car.Would love to return in the autumn if available.

This is a very comfortable and well equipped flat for 2 people. It is situated on the edge of, and somewhat above, Keswick, making it a quiet, secluded location with great views of the surrounding mountains and hills. Access from the main Keswick bypass a road is easy. Keswick town centre is around a 15-20 min walk. Our only v minor quibbles were the lack of a CD player/iPod docking station, and no Wi-Fi.

We stayed a week in aug 2012 and had a lovely time. The cottage was well equipped, with fabulous views and near enough to walk into town if required. Keswick has lots to offer, the Garden Cottage was a delight and we didn't want to leave - we have booked again! Yippee

Garden Cottage was a lucky find of ours on the internet 4 years ago and what a find it was!! Since then we have stayed there 5 times and are still totally smitten with the place! It is warm, spacious and extremely comfortable with fantastic views over the surrounding Fells. On first arriving you feel totally relaxed and know that you have found the perfect place to stay. The grounds are very well maintained, with all manner of wildlife right outside your window and Keswick is in our opinion the best base for a stay in the Lake District, with a good selection of shops and places to eat. We hope to be booking Garden Cottage at least once a year for many more years to come as it is our little piece of Heaven in the most beautiful part of Britain! Highly recommended!!!

Beautiful garden cottage. Superior fittings. Everything thought of. (except hand soap of some sort). Stunning views of fells. So peaceful, could easily have lived there! Wildlife views from your window. Even on a rainy day it was a pleasure to stay in!

One of the best "holiday cottages" we have ever stayed in. A modern apartment, wonderfully fitted and equipped, on the ground floor of an old farmhouse. Very quiet and peaceful, yet only a 1 mile walk to the centre of Keswick. The view across the valley to Grisedale Pike and the Coledale Round is stunning. Thoroughly recommended.

Beautiful cottage - great views over the fells, and very secluded despite being on the edge of Keswick. Well fitted kitchen, comfy sofas and nice bathroom (with poweful shower). Three issues - Cleanliness (the cottage was cleaned prior to our arrival - but only cleaned where the hoover could reach - lots of cobwebs, and around the edge of tables and sofas was very dirty). - The bed needed replacing - the springs had gone and it creaked very noisily with the sllightest move. - It is a long walk to the town centre (45 minutes

Excellent service and information from Cottage Holiday Group in relation to booking and access to property. Cottage is located in a beautiful setting although access is via a very bumpy lane! Cottage is very well equipped and comfortable. Only complaint is that although interior of cottage was obviously cleaned prior to arrival, there needed to be some exterior cleaning - cobwebs above front door do not create the best first impression! However, we have no hestitation in recommending to future guests.

Great service, easy booking and good rate. forth time staying in garden cottage and still loving it there! Planning next year already!! Lovely location, wonderful views, Keswick is a great town. We love everything about the lake district (even when its raining!) but going back to such a comfortable accommodation is the best thing.

It was so easy to make our booking - we were even allowed to alter a previous booking. The apartment was just as lovely as we remembered from our previous visits and a couple of minor issues were swiftly and readily resolved. Keswick gives us access to so much walking and climbing - the prefect springboard to our holiday. The sense of peace as we enjoy the view over to Catbells and beyond is magical! We have already booked our next visit!

We have stayed at the Garden Cottage twice, for seven night and four nights. The apartment has everything you need. The views are great. We feed the birds and it is lovely to see them coming to visit and also the rabbits. The settee is really comfy after a long days walking. We were very lucky with the weather on both occasions and managed to get some nice walks in. We would highly recommend this as a place to stay.

Garden Cottage is located in a delightful setting with views of the mountains & set in surrounding gardens. Being Winter we didn't explore the garden much, but enjoyed the well-equipped & contemporary furnishings of the Cottage.

Fantastic location lovely views from the living room, you will not be disappointed. Nice modern apartment although it does need a bit of redecoration and there was a fair bit of dust behind the bedroom cabinets and under the bed. The water pipes tend to resonate when using the shower over the bath but to stop this just open the sink hot tap slightly. The entrance to the driveway is easy to miss so when coming up the hill from Keswick look for the white rockery stones as the road bends to the left and the turning is in front of the black & white house on the right hand side before the bend. There is a small sign is on the wall. Plenty of parking for guests and a designated space for the cottage. Great location for walking and cycling from the door. We will certainly use this cottage again.

This was our fourth visit to the flat and we love it! The flat itself has all we want but the outstanding feature is the view.

Beautiful location, the views are magnificent from the patio, its a nice apartment, if I'm being really picky the bathroom needed a really thorough clean, the bed needs a new mattress or better still a kingsize bed the bedroom is big enough for one. We had a fab holiday.
