We had a terrible stay here week beginning 14th September. Phoned landlord to say drains were blocked and he stated he was 40 miles away. Felt obliged to try and sort the problem out so we could at least shower. Reported the toilet seat broken and he said there is a screwdriver and tools in the top cupboard. Noise from upstairs was unbearable as the people had three dogs. Would not recommend this place to anybody and in fact we can home much earlier than planned because this ruined our holiday. Cleanliness not up to standard either.

Reported missing toilet seat.. Was promised to fix it the following day. No-body arrived so lost a day of holiday waiting. Contacted Sykes cottage again but toilet seat was not replaced for three days. Not acceptable. Also bedside lamp requested and was told it would be delivered next day, but that never arrived all week. Worst of Sykes cottages accommodation over many years.

Just loved it.. Flat perfect, for what we paid did everything it said, bed is so comfortable. Location great, even with bad knees I can make local pub. Texted owner Rob and he was great. Just as a pointer, if there were four people in the flat you would struggle for somewhere to hang/dry towels, so a clothes fold up drier /airer/ would be great! Maybe a tenner!

The apartment and location were perfect for what I wanted, being peace and quite with close location to beach for walking.. Unfortunately the owner uses a cleaning company that doesn't do a very good job, to which the owner should keep an eye on whats done..........eg: shower cubicle...........

Flat appeared surface clean and tidy.. Bedroom sparse could have done with small bedside rug but bed very clean and comfortable. plenty of bath sheets. Kitchen, fridge badly needed defrosting. Miss match of utensils on very rusty stand. Very few oven facilities.,i.e casserole dish proper meat dish. Bathroom was a disgrace. The grouting of the tiles in the shower cubicle was black. Also the tracking of the shower unit was covered with black mould. The lounge was cosy but could have done with a small lamp. It was either sit in the dark or have full lighting on. Couldn't leave the flat as we would have wished as the vacuum hose was broken.

The flat was a real home from home, there were plenty of towels and the kitchen was very well equipped, we didn't miss having wifi and loved being so close to the beach.. A clothes horse would have been useful for drying towels but apart from the our stay was perfect, just what we needed, Thank you.

We have used this flat before.. It suited our needs very well. Good location close to the beach and a large Tesco’s and far enough away from the hustle and bustle of crowds of people. Clean and functional Will use it again.

When I booked my holiday with you I asked how far away from the shop and pub was the lady I spoke to said it was about a ten minute walk to be near the truth is a good 30 minute.. We were so disappointed as I can't walk to far plus you have to pay for the disabled parking. So we won't book with you again.

The flat was comfortable and warm at a cold time of the year. We only needed to walk about 20 metres to be on the seafront. The area offers so much diversity with wonderful walks, great places to visit and a nice town centre just a short walk away.

The accommodation was just what we were looking for. It was compact, clean, comfortable and within walking distance of the beach and main amenities. There was a great TV and good parking.

Located 20 meters from Sea Front, which provides lovely 25 minute sea walk into town. Comfortable accommodation, large Tesco and pub 5 mins drive to eat or shop good place to stay to visit Sandringham and coast. Relaxing, quite location for bird watching or walk in dunes or beaches nearby.

We thought the flat might be 'well used', but were delighted with the very comfortable flat, bed, sofas, all very clean and comfortable. Very clean, floor just drying as we came in the door, lovely and fresh. To be able to park outside the flat, and have the sea front across the road saved us a lot in parking fees. Lovely half hour walk into town, just right for evening fish and chips! Very good food in pub by Tesco made made convenience perfect.
