We were allowed to check in until 17:00 as per booking policy.. Our booking was during COVID-19 pandemic. We arrived at 17:15 and found the property uncleaned. Beds weren’t made. Dirty towels were found everywhere in the bathrooms. The property itself was great but let down by the management company. I don’t think I have unrealistic expectations, especially when the check-in time is so late! It was quickly rectified after a few phone calls. The cleaners couldn’t be more apologetic but it wasn’t their fault! The management company should have policies in place to mitigate such issues. By the time that the property was cleaned, it was late in the evening!

Basically property fine and as expected in great location.. Issues main light not work in bathroom and latch kept comming loose as not fitted well, back bedroom bed seemed damp for first three nights and when stripped bed before leaving quilt looked bad moldy looking marks . Kitchen not cleaned as expected greeted with coffe stains dried runs down front of boiler , coffe machine used pod left in and milk stand old milk /fat not cleaned off. Lounge seating looked nice BUT very tired needs refurbishing as not comfy springs ect . For some reason fly and midges were many inside cottage no matter how many times we cleared them they came back daily even after trying to keep door closed downstairs , as ONLY one entrance and No windows that opened seemed odd to say the least . The tap water smelt and tasted of chlorine even beyond bath /shower gel at cottage poss location issue as No other venue tried or used had issue. .We are not fussy people but with all this covid and cleaning ect ect did expect more .

Clean and tidy house with very dog-friendly stone floors.. Once the heating was on the house was nice and cosy, and we found it helped to hang a blanket between the lounge and kitchen to keep the heat from the fire in the lounge. The WiFi wasn't working during our stay but there was good 4g signal so we used this instead. A very pretty and quiet corner of the lakes, and we will likely be returning to this cottage once again in the future.

This is a lovely cottage.. The facilities are great. It’s surprisingly spacious and everything you need is provided. It’s location is wonderful too.... away from the crowds in the main drag and close to the western fells, with several great walks from the property and some extraordinary drives over the moors. I’d totally recommend it as a place to stay for a long weekend or longer. Make sure to bring provisions as it’s quite a trip to the shop! Other reviews have mentioned the nearby road... it isn’t at all noisy and isn’t a real main road, but there is some traffic. The main noises we heard were the nearby brook and the birds! The only downside for us was the log fire not working and needing repaired. It was cold on February nights and this was one of the reasons we chose this place. Whilst the heating made upstairs nice and toasty, downstairs was disappointingly cold without it. A real shame which took the edge off an otherwise fabulous weekend away.

The only problem we had was not having any wood for the fire on arrival, but that was quickly rectified when I phoned the maintenance team, the wood burner could be more efficient.. Also, I would say that the cottage could have been cleaner. But, it was so cosy and comfortable that we could easily over look these small points. All in all a brilliant home from home in a fantastic location!

We visited Lake District in Christmas.. ..absolutely beautiful place! Plenty of thing to do, outstanding views Farmstead is located near a main road which did not bordered us but I think it could be worse during the summer; walks available form the door step. Cottage generally pleasing with a great atmosphere, just the sofas could be a bit bigger as for 5 people not 100% comfortable...,the fireplace recompensed however :) Minuses: the toilet seat kept moving ...silly thing, but annoying :) Cleanness could be in a higher standard: hairs found in the bath; pillows on the sofas dirty, bed throw dirty as well...

Booking.com does not have correct address or directions or info on how to get key When getting through to sykes cottages - the gentleman was extremely helpful Website photos are misleading and suggest an isolated and peaceful cottage - the picture of the lake is clearly not close to the cottage.. we were not expecting to have an A road going past the front of the cottage.

Lovely cottage in a little town called Water Yeat.. Easy walks at the foot of your steps and small drives away. The cottage was lovely and clean and airy. The garden with BBQ was a bonus and fortunately we had gorgeous weather so worked perfectly for us. Bathrooms and bedrooms large and clean (only downside is the curtains do not keep out any sun light so prepare to wake up at 0500). Would definitely return and come back

We had a lovely stay at the Farmstead, the only problem we had was the shower in the Family room en-suite was leaking and coming through the ceiling in the lounge, I did leave a note for the owners and we just used the other bathroom..

Stayed here in August, The cottage lies in a very small hamlet near to Lake Conistion. It is situated on a small crescent off of the main road. Parking is only available on this little road outside the cottage. There are several steps up to the cottage door. Entry is via a double doored porch. The outer door is a very old, solid wooden door, and the inner door is a stable style door. The cottage is obviously very old and this is charming in it's way but the down side is it is very dark and claustrophobic particularly downstairs. This is added to by there being no rear entrance or garden. So the only way in or out is via the front door. This may not be a problem for some people but for anyone with claustrophobia I would advise against this property. The facilities in the cottage are fairly standard. There is a microwave, oven, dishwasher and washer dryer. The washer dryer worked perfectly well but made the most awful noise on spin cycles, it may need looking at. The kitchen layout is a bit awkward to work in but as we were only there for a week it was tolerable. The bedrooms are a lovely large size, and both have en suites. There are some lovely walks from the cottage and I would certainly recommend doing some investigating nearby as there were some lovely views. One thing to add is that there was building work going on in the building next to the cottage and although this can't be helped it was rather disturbing. All in all it is nice enough.

A lovely cottage situated in a fabulous location with many original features preserved. The views down the valley are stunning. We would definitely stay here again.

I'm very familiar with the area and this cottage was in the perfect location to suit our needs. Nice attention to details with the decor downstairs (horse bits etc). Bedrooms a good size with comfortable mattresses and bedding. Plenty of hot water. Kitchen mostly very well equipped but could do with a big pan for boiling pasta! Lots of board games to keep the family entertained in the evenings (to the extent that we didn't switch the TV on once in 5 days). We didn't have any issues with cleanliness - no cobwebs or dust and bedding and towels smelt fresh. However, very disappointed with the wood burner. It doesn't pull. Read the instruction manual, went through 2 packets of firelighters but it kept going out. The only way to keep it lit was to keep the door wide open, but no fireguard provided. Also, the living room could do with a bit more lighting as it was very dim at night. Apart from that, we had a lovely and comfortable stay.

The cottage was full of character and was both cosy comfortable. The setting was gorgeous - I loved not hearing any noise at night and taking my dogs for peaceful walks each morning on the lush hillsides behind the cottage. We found it very conveniently situated for exploring the Lakes. Our dogs had just as good a holiday as we did!

Where do I start, there was so much wrong with the cottage we were left disappointed. This was a family holiday for 5 and a tiny well behaved dog. The first main issue was the overall cleanliness, dust and webs that could only have been there for months, and a strong odour of dog/foist. We had to clean everything we used (bowls, cutlery & glasses), and had no desire to use the toaster or coffee machine due to the filth. In the bathrooms, we used a fulll pack of antibacterial wipes before we could use them, one bathroom had a shower with mixer taps which didn't work properly, the other shower in the family room filled with water so you needed to keep turning if off to let it drain away. The house was full of spiders and webs making it so off putting to our daughter, we moved out her bed and had to vacuum the whiole area - it was then we found out the vacuum absolutely reaked and left the whole room stinking of dirty dog!!! Believe me, everything everywhere in this house was covered in dust and hangIng with cobwebs. The bedding and towels were grubby looking, and we were only supplied two hand and two bath towels for the family room for three! There were so many things not up to scratch such as uncomfortable lumpy beds and pillows, no opening window in kitchen, one spare toilet roll to last us the week, the old porch door dropping off etc I could go on! Overall we were all left extremely disappointed by our stay - I know it's a 17th century farmhouse, but we should expect 21st century cleanliness. This tired place needs a professional clean in all departments, surfaces and corners, and could do with being shown some TLC on a much more regular basis - it was certainly left cleaner than when we arrived!

Very comfortable and cosy cottage in beautiful surroundings. The location was ideal for us as a family, being so close to so many outstanding (but family friendly) walks. The cottage made an ideal base for coming back to and relaxing in the evenings.

Having chosen the holiday with the two dogs as a priority, the location was an absolute delight for both the family and the dogs. The cottage was very cosy, particularly at Christmas.

If you want to get away from it all then look no further than this lovely cottage in Water Yeat. The cottage is warm, cosy and full of character but most of all the peace and quite and beautiful views make for a great relaxing week. Don't let the fact that it is 5 miles from Coniston put you off there are some lovely walks from the door, Beacon Tarn to Torver being one of them and you are close to the Old Man walk, further afield you have Wast Water and Grazedale forest. Ulverston has a Booths supermarket for the essentials and that is only a 15 minute drive away. The cottage has all you need and don't be put off too much by any comments of outdated ness as this all adds to its charm, the shower is really warm and powerfull and really wakes you up in a morning, if I had to pick at anything I would say that the bed in the front bedroom could do with a comfier mattress but that is being really picky, it didn't stop me sleeping in any way.

A nice quiet location with walks nearby. The cottage was ideal for four adults and a small dog. Having Wifi was a must for us so that was great. We really enjoyed our stay and would definitely consider returning to this property at some point in the future.

very nice old cottage. loads of character - thick walls etc - probably goes back 250 years or so. Furnishings and traditional stone floors were nice. Wood burner was OK (ish) - needs some TLC. Bedrooms and bathrooms very nice. No noise from traffic. Can walk from front door. Next door cottage is being refurbished - but this will not disturb a stay here at all. Only slight negative is - lack of decent kitchen equipment - could do with a new set of crocks and glasses (and oven door on it's last legs). I would certainly stay again

Lovely cottage in a very quiet, peaceful location with lots of good walks/mountain biking straight out of the front door.
