The location was far better than expected a fantastic 15 minute walk up a quiet lane and you were in oversands with all its history and fantastic beach.. Not to mention a great pub that does good with a beer garden was just perfect. The play area meant we could have a drink in peace. The best kept secret in Norfolk.

A superb cottage in a lovely, peaceful village.. It was much bigger than expected and contained everything we needed. The Foundry Arms nearby was a friendly place with delicious food. We would love to stay here again.

Perfect cottage for a relaxing break.. We loved cooking in the well equipped kitchen and walking our dog from the door. The write- up and photos don't do it justice. We hope to revisit this cottage - it was perfect for us.

Only problem was the key safe to low for us.. And on the master I would have been happier with a larger quilt Each time I rolled over the quilt followed

Not a thing bad to say - would like to have booked for New year but not available

Northrepps was a very convenient position for closeness to facilities, especially the lovely sandy beaches, and was a very quiet village.. The garden, although small, was safe and fine for the grandchildren to play in. Everything about the cottage was well appointed and thought out. The Welcome Pack was a very nice surprise, and helped us get over an exceptionally long drive there, due to excessive traffic. As there were no local shops in the village, we shopped at the larger Co-op in Cromer, which took very little time to get there through the country lanes avoiding the traffic in Cromer. We all enjoyed a very relaxing holiday.

We were pleasantly surprised by how large and comfortable the cottage was, the pictures didn’t do it justice! The added homely extras made it even better - the box filled with games was a big hit with our daughter! Loved the big armchairs in the snug, so comfortable. The only suggestion I would make is to cut back the bushes next to the driveway, we found it quite difficult to park in there with enough space to get in and out easily.

The cottage was well presented.. The welcome pack was very welcome after a tedious 7 hour drive (should have been 4.5 hrs!); especially the red wine! We did consider booking for our break in October, unfortunately Church Cottage is not available, next year perhaps. We only heard the church bell ringers once during our fortnight, shame, they were very good; much better than our local campanologists! Having looked through the comments book at the cottage it became very clear that many of the visitors were repeat guests, what better recommendation can you have; we hope to become returnees too! A very relaxing peaceful break, plenty to do and see and an undersold garden!

We loved the house & the immediate area.. So quiet, just the birds. Very attractive spacious easy to live in accommodation. Very homely & all mod cons. Easy to use appliances. Very comfortable bedrooms. Sykes has not disappointed us after a few lovely holidays, no reservation about recommending them. Easy access to N. T Properties & wildlife reserves & coast. (Only negative was using bath tap. Due to shower screen virtually impossible to reach/manage taps without getting in bath. Which made adjusting temperature very awkward). Otherwise Top Marks. 2 more Sykes hols this year to enjoy - Yorkshire Dales & Cumbria.

We all felt very much at home which made Church Cottage one of our most enjoyable stays in holiday accommodation. The cottage is on a tiny side road and completely quiet. There is an enclosed garden at the back and at the front of the cottage. The cottage is roomy and comfortable, the kitchen excellently equipped, the bedrooms are nicely furnished and the bathrooms are completely new with all the modern bells and whistles. The pub in the village serves excellent food and is only 4-5 minutes walk. We definitely recommend Church Cottage and if we come back to the UK and the Norfolk area we would stay there again.

What can I say? I can only repeat the superlatives which , no doubt, have already been said by previous customers. What makes this property outstanding is the attention to detail which the owner provides. The welcome pack was comprehensive and the rooms were immaculate. A very nice touch was also that the owner learned two of our party were getting married and she sent them a wedding card. Without doubt this is possibly the best holiday cottage we have ever stayed in.

A lovely, comfortable and clean cottage. Well equipped and furnished and in a quiet village location with easy access to Cromer and the North Norfolk Coast. Very clean accommodation. Three good sized bedrooms, one of which was en-suite. Large screen TV and a good selection of books and information about the area. Very impressed.

September 2013
A beautiful cottage with quality furnishings, in a pretty village, within easy reach of the coast and all necessary facilities. The owners have obviously put a lot of thought and effort into making the cottage a real home from home. Highly recommended.
Mrs Mountford
August 2013
We loved Church Cottage, which was much more spacious and comfortable than we had expected. The garden, in particular, was a surprise: it was described as a courtyard garden, which it is, but that did not convey the size and prettiness of it. The area is beautiful and Northrepps is very close to the lovely sandy beach at Overstrand.
Mrs Rushin
August 2013
This property is truly exceptional, the house is beautiful. Garden great for small children and dogs, plenty of local walks and beach few minutes away. Loved it would come again.
