To start, Burford House was not expensive and to an extent you get what you pay for. However, the whirlpool bath, the biggest selling point of the description was not working. This left us with two baths/showers for eleven people, not convenient at all. We contacted Laura the housekeeper to be told they were waiting for the plumber to get back to them....so they knew it wasn't working and hadn't had the decency to tell us. Following up two days later we were told an engineer would come to repair it, only to be told it was unrepairable. Our suspicion is that it hadn't been working for some considerable time. The engineer left the bottom off the bath, screwdrivers lying around and a broken lock from a cupboard he'd had to break into! The house was not very clean and in these covid times when premises are supposed to be deep cleaned and sanitised, that was concerning. The garden was in a terrible state, weeds everywhere, untidy, the grass needed cutting and there were even bags of rubbish piled in a corner. The extension which housed two of the bathrooms had very large, deep, internal cracks around it, quite worrying. Some of the toilets did not flush properly, the downstairs wet room didn't have a mirror and the window was locked, no key. The one saving grace was the kitchen which appears to have been renovated fairly recently, very well equipped and yet there were only two wine glasses! Also the house is in a very good position walking distance from almost everywhere in Ryde. This house with some TLC could be lovely but I certainly wouldn't recommend it in it's current state.

Very good location - Ryde beach is fantastic for children as well as lots of other things to do.. House comfortable and provides space for children and adults. Housekeeper very helpful.

We were very pleased with the accommodation and the situation of the house in Ryde was excellent.. The only slight problem was the pressure of the water but we coped. Would recommend this

There was no hot water in the house on the last evening, apart from the downstairs walk in shower and none on the last morning.. Most of garden seating was spoiled by bird poo. It would have been nice to have some clean seats which were stored in doors. However, the house had a well equipped modern kitchen and was situated very conveniently for the town with a bus stop just round the corner. The dining room was not very inviting with oversized heavy furniture.

| Burford house is a really lovely holiday home.. Its well equipped, great position in Ryde, lovely rooms very spacious, we were a family of 7 and the two tv lounges and 3 toilets were very handy, we have stayed before and would book again in the future. The owner has always been very kind and helpful to us. Thank you again for a most enjoyable stay, Deb & family.

Cleanliness was not up to standard, pet hairs in carpets although advertised as pet free causing an allergic reaction to children.. Food left in fridge / cupboards and dishwasher not emptied. Driveway not practical for car parking as too narrow.

This house was disgustingly dirty, we have photos which shows this.. We spent the first evening cleaning the kitchen and the floors, our 11month old son is crawling, his hands, knees and feet were black, and that’s no exaggeration. Greasy doors and banister, thick dust on picture frames and door frames, even the sofa felt greasy. Bread crumbs on the side, dirty sides. The tiles behind the cooker were yellow and greasy. The oven gloves had animal hair and dried food on them. Huge spider webs thick with dust. Thick dust behind doors in 1st floor toilet. Everything had to be cleaned with dettol before we used it. And we brought new The food bin had maggots all over it, the housekeeper that came to remind us to leave the drive free for bin day said this was the norm. Broken window on 1st floor twin room. The high chair that was left for us was dirty with dried food on the tray. The toys in the toy room were disgustingly dirty and dusty and couldn’t be used. The house needs a really deep clean, before it is let out to anyone else. The only thing I could say was true the the discription is the size of the house, layout and location. I wouldn’t advise anyone to stay here until Sykes Cottages have looked into this property and made sure it has been cleaned professionally.

Ideal accommodation for a large group, not many houses this size..

We were very dissapointed that for a property of that size, there were only 10 dinner plates, 1 champagne glass, 2 red wine glasses, although there were lots of odd glasses and numerous plastic glasses.. Also the downstairs toilet clearly had not had a wipe round for some time and I would have expected a new roll of toilet paper instead of the tiny amount left. Also, nice touch that there was tea and coffee and biscuits, but a pint of milk would have been great, having stayed in many holiday homes, this was another disappointment Having said the negatives, the positives were that the house was decorated for Christmas, which was a lovely surprise, also the playroom was a great addition.

The shower and bath in the top bathroom of this property was not working properly - water too hot - so we were not able to use.. This wasn't a big problem for us, and the caretaker was aware and trying to get it sorted.

Location very good, only a few minutes walk to the beach with the various amenities. The house itself needed a spring clean! Mould in two of the showers and the washing machine, tear in the sofa cushion and generally less than I expected. Parking not good unless you have a very small car. The playroom with bean bags for children, TV and various DVDs and games was enjoyed by our tinies, and was opposite the kitchen so easy to keep an eye on them. With a bit of extra cleaning and mending some of the amenities (cooker knobs, blender, mixer etc) this would be a much more desirable property.

We stayed over the Easter period - 8 adults and four children aged from 4 to 10. We go away every year to a different location as family and this has been by far the best place we have stayed. The property is huge and very well equipped and the location is fantastic. Shops, bars, restaurants, the beach are all within a very short walk. The property itself is over 5 floors with a large, open plan kitchen at the bottom with plenty of seating for meals, games etc - looking out onto a lovely, light garden. Next to the kitchen is a smaller sitting type room with recliners and a playroom adjacent with TV/DVD and various games machines and toys - perfect for all the children, who would head straight to it. There is a lovely, light sitting room and a dining room which sat all of us. All bedrooms are of a considerable size and there are two large bathrooms, three showers and loos. It truly is a fantastic property. We had a great week there and hope to return again.

We only had 6 people staying in the house which sleeps 12.. Whilst we were more than happy with the house and facilities having more than 6 or maybe 8 adults staying here would be a struggle as the living room is quite small as well as the kitchen table and there are only 3 bathrooms and toilets. The dining table however would seat everyone.
