Holiday home Boarbank Farm is a delightful barn conversion, set in pretty countryside and within walking distance of the small village of Allithwaite, near Cartmel, in the heart of the Lake District Peninsula and can sleep six people. The cottage is set over three floors and has a king-size double bedroom, a lower ground floor twin (zip/link, can be king-size double on request) with an en-suite bathroom (also accessed via bunk bed room), a lower ground floor adult bunks room, a shower room, a ground floor basin and WC, a kitchen and a sitting room with electric fire, dining area and door leading to conservatory and utility. Outside there is off road parking for two cars, lockable bike storage, and a garden to the rear with a decked area and lawns with furniture. Boarbank Farm is a wonderful location to spend your holiday.
Area Idyllically located on the western edge of the Cartmel Peninsula is the pretty village of Allithwaite, set at the edge of the Lake District and Morecambe Bay. This traditional village provides a shop, Post Office and two local pubs which serving food whilst the historic town of Cartmel is close by for any further amenities. Cartmel is renowned as the prettiest town in the Lake District and boasts excellent walks along the local stream. Cartmel is composed of numerous cobbled streets, lined with antique shops, traditional pubs and the acclaimed, Michelin Starred L'Enclume restaurant. The Edwardian seaside resort of Grange-over-Sands is also within two miles of Allithwaite and features a traffic-free promenade, ornamental gardens, a choice of golf courses and excellent bird watching opportunities.

Poor description of how to find the place.. (Cattle grids are filled in). No cleaning materials, no dishwasher tablets or washing tablets or toilet rolls. Place is looking tired but is comfortable and nice and peaceful.

Accommodation was in a beautiful setting and very peaceful but on arrival we found the place had only had a cursory clean and was very dirty we spent 2 hours cleaning before we could relax..
Stayed their friday until monday. Absolutely loved the place. The barn conversion was larger than anticipated, cleaner than I was thinking (shouldnt listen to previous reviews) and more practical than first thought.
The kitchen had everything, as we was there for just the long weekend we didn't cook but there is everything there, I'd say more than the average kitchen!
Beds comfortable, sofas comfortable, bathrooms immaculate and lovely decor.
The large garden was a added bonus.
If I was to moan about anything (and I'm being picky) is the drive along the lane towards the house, it's a track and the grass is quite long and the tracks are deep therefore the whole of the bottom of the car was rubbing along the ground.
Lovely stay though and I'll be back there next year!

On arrival the instructions were a little hard to understand so we were not sure we had arrived.. We attempted to contact the advised contact (who didn't answer) before calling the home owner to no response. Lucky one of the neighbors kindly confirmed and helped is get to the right cottage. The home owner did text me and I explained I did try to call to see if we were there and his neighbour helped us as his father and he didn't answer on out arrival.
The cottage was freezing and the heating wasn't on. My mother is disabled with breathing issues so this was less than ideal as the cold affect her breathing. I had hoped would kick in shortly after arrival, it did not. Having to get ready for a friend's wedding I needed to have a shower to wash my hair which we found meant it was an ice shower as the heating not working meant that there was no hot water. After a few more calls I resided with the fact the main point of contact was not going to answer do again I called the home owner. Assistance was given to reset the water pressure which involved me crawling on all fours into a spider ridden cupboard to flip a tiny switch. This is less than ideal as I have a damages spine.
Overall it looks as though no-one has stayed in a while. There was dead fly/flying insects through the whole property and particularly the conservatory. There was spiderwebs through the top floor too.
For the amount I paid to stay I would have thought that the property would have been cleaned properly and certainly not left without heat or warm water. These are all things that should have been checked in advance of out 4pm check in. There was little point in calling to advise of the cleanliness issues as the gentleman that was was meant to be in charge never returned any of my missed calls and I felt bad calling the home owner as he was clear he wasn't the point of contact.
This property is not very disabled friendly if you are thinking it would be ideal as there is bottom floor bedroom and bathroom. The living room and kitchen are upstairs as is the garden.
Without wishing to be all negative, this is a lovely size property and would certainly be great for a family or two as there is two double rooms, a bunk bed room and I believe a pull out bed on the top floor too. Three bathrooms (one tolilet only one a shower room and one with a bath /shower).
The garden was a lovely size and had the weather been better I am sure it would have been lovely to sit out in the day (the lightbulb was removed so evening sitting would likely not have been a choice).
Over all, I believe I paid an off peak charge for my weekend (£530). In my view what we paid for what we got was grossly overcharged and I do wish we stayed with the rest of the wedding guests at the local hotel. The reason I went with this property was for the garden for the dog so she wasn't cramped in a hotel room. This was my first Sykes cottage holiday and I imagine will be our last
The accommodation was exceedingly spacious a real bonus.. Only minor quibbles, for the price paid we would have expected basics such as, baco foil. cling film, more than one roll of toilet paper. As previous guests have commented the sofas in the lounge are passed their sell by date, the cushion seats have stopped being supportive.
Minor issues that could be put right otherwise a lovely home in a very convenient location.

A lovely cottage, great views from certain parts, ideal walking, cottage itself had pretty much all home from home items, nearest shop (that you can get most items from) is only 5-10 mins drive away.. CARK is 10 mins away and has the BEST homemade pizza’s ever for £5, a little Bakery called Big Flour, plenty of places to eat out, although we cooked at the cottage with no issue also, there are 3 allocated parking spaces, but as we had a minivan could only access 1 due to size, but as cottage is down dirt track it wasn’t an issue. Post code given isn’t as accurate as the post code found on a letter we found at property ( which was spot on ?) All in all had a great experience, but after reading comments left in Guest Book, it’s worth noting this property IS very isolated and deep in countryside, not to be compared with a town house. PS Cartmel is a MUST to visit

Had a lovely week at Boarbank Farm.. The cottage is well equiped, clean, spacious and warm. All amenities worked perfectly. It is much bigger on the inside from what it appears in the photos and covers over three floors. Lovely private garden at the back. Pet friendly. Good for local pubs. Pig and Whistle a high recommend. Easy to get to Cartmel, Ulverston and Grange Over Sands and all other tourist places. Private parking. A very enjoyable week away with pleasant surroundings.
We booked this property a few months ago and a less than favourable review appeared between the booking and the holiday, mainly concerned around cleanliness. We contacted the owner prior to travel who asked us to contact him should we have any concerns upon our arrival. Suffice to say we had no such need. The cleanliness was fine. This house is spacious and very well equipped with all devices working properly. On the ground floor are two bedrooms, a twin or double on request and bunks. The rooms are separated by a "Jack and Jill" bathroom with bath and shower over and WC. On the first floor is the kitchen, main lounge diner, utility room with WC and conservatory. The lounge has a Smart HD TV with Freesat and DVD player. Stable WiFi connection available. An electric fire is capable of warming the area on a cold evening. On the second floor is a large double bedroom, shower room and mezzanine with settee. Beds and bedding were clean and comfortable. Washing machine, tumble dryer and dishwasher were all put to good use. Gas Central Heating was not tested but seemed fine. Some parts of the house were a little "tired" such as condensation in the double glazed units and wobbly bits in the kitchen area, but none of these affected the enjoyment of our holiday. A relatively late arrival time of 4 pm is requested with a more normal departure time of 10 am. Parking is available for two cars in designated places. An enclosed garden and decking area is accessible from the conservatory on the first floor (being a sloping site). The garden is basically maintained and has a rotary dryer. The property is on a complex adjacent to a farm in a very rural setting and therefore some insects and spiders have to be expected, but none more than usual. All in all a very good property at what we thought was good value.

Boarbank Farm's location is beautiful.. The views from the garden and the front of the property are spectacular. The location is extremely quiet and peaceful so we all slept very well.
I stayed at Boarbank Farm for 4 nights at the beginning of July. On arrival at the house I was extremely impressed with the size of the house and the garden. The rooms where a great size and I loved the conservatory. However the overall cleanliness of the house was very poor. The toilets where clean which was good however there was lots of dust and cob webs in all rooms throughout the house and the floors where stained. This was very disappointing as it is a lovely house in a great location. On the first night I found myself cleaning all of the rooms especially the kitchen. The trays within the over where extremely greasy which is probably from previous occupants not cleaning them however I feel that the person in charge of the up keeping and cleaning of the house should be checking this before new occupants arrive. The bathroom on the ground floor was very damp and after the first morning of using the shower we then could not use this for the rest of the week due to the room becoming very damp however the toilet and shower on the top floor was clean and comfortable to use. Overall I enjoyed my stay at Boarbank Farm but wouldn't return as having to mop the floors and clean the house on arrival definitely ruined part of the first night.

Very comfortable and unusual barn conversion. Well equipped kitchen but window lock broken which could be an issue if children stay as the window as a window seat below it. Some issues with the dishwasher not emptying fully. Very spacious living acomodation and the conservatory gives access to a good sized garden. Garden is pretty secure if you have dogs. Lovely quiet location. The pheasant inn in allithwaite is worth a visit. Great food and friendly staff. Overall a great place to stay within reach of Windermere and Coniston.

Quiet, spacious and well equipped!
Could not fault our stay at Boarbank farm. We had everything we needed for a fantastic winter break in the Lake District.
The 3 story barn conversion was spacious and comfortable. We especially loved watching the stars through the skylight in the upstairs bedroom.
The kitchen was well equipped, enabling us to enjoy hearty meals at minimum cost, and snuggling infront of the most realitic coal-effect electric fire was simply pleasurable, with the wind blowing outside ( and no mess).
We highly recommend this accommodation.
Great location and spacious accommodation, ideal for 6 people. Everything we needed was provided, there was plenty of kitchen equipment so no problem cooking Christmas dinner. It was lovely and warm.
