There are also two bathrooms, a kitchen with a dining area, a utility, a pantry, a boot room, a dining room, two sitting rooms with an open fire, a second floor library with a sofa bed and a first floor games room. Outside is off road parking for five cars, a large enclosed mature garden and bike storage. Eden House is a perfect location for that long awaited get together. Had an amazing weekend with some friends. The house is everything you could wish for. Kitchen well equipped, beds comfy, plenty of space and there were 14 of us. Would highly recommend.

Lovely old characterful house. Group of 14 stayed for weekend in this fabulous house with comfy beds and great facilities . Great kitchen with large dining room and comfortable lounges. Lovely scenery with large garden and outdoor space . Hotel bar and restaurant within easy walk.

The large garden was ideal for our young grandchildren who spent a great deal of time outside playing as the weather was great.. There was plenty of space inside for the adults to do their own thing as well. We would have been interested in a little bit of the history of the house as we were all fascinated by it trying to work out where is came in the grand scheme of things on the estate and in the village. The accomodation Eden House was ideal for a large group a family holiday.. There was 16 of us and everyone was delighted with the house's facilities. The kids especially thought the house and large garden, which was like having your own private park, was fantastic. On the one day we were visited by a group of friends who'd propped in to see us and have lunch and tea with us. This brought our party numbers, for that day, up to 27. The house easily accommodated the buffet style meals we had. Eden House is a lovely location and has easy access to the Northern Lakes in particular as well as the market town of Penrith.

What a fabulous house and gardens, exactly as described in photos which do not do it justice.. The space is amazing especially for 9 adults and 4 young children as in our party. Everything was provided, to the point of sledges and extra high chairs when asked beforehand. Gabrielle decorated it for a magical Christmas with two trees in both living rooms. All rooms were furnished to a high standard and in keeping with the era of the house, beds really comfy. Snooker room and sauna were used daily and made for a great 'escape' for the adults. We were fortunate to be invited to singing carols around the village and the hotel bar across the road had welcoming and friendly staff and customers. Information provided by email was informative and Gabrielle replied to additional queries immediately. Cannot praise enough how smooth our experience has been both before arriving and throughout. Highly recommended

Great house, plenty of room for us all.. Facilities were great, everything we could have wished for in the kitchen. Added extras of the sauna and games room were great. One small problem was that the futon was very uncomfortable.

The house was splendid and very family friendly and comfortable.. For us, the kitchen was preferable in which to dine, though we did use the dining room once, however, dining in the kitchen would be more comfortable with a little more room to use the oven - depends what you are serving. The snooker table would benefit from a good servicing. The bed runs all over the place and needs ironing, therefore, you need to hit the much harder than a "bona fide" player would want to. These points are quite minor and in no way spoiled our holiday.

Eden House proved to be an excellent choice for our annual family get together which included five children.. Well situated in the peaceful village of Edenhall ideally located for the rest of the Lakes. Amazing garden space for lots of games, bbq and plenty of indoor space with the bonus of library and snooker rooms. Well kitted kitchen and spacious living rooms and bedrooms- Good for hide and seek! The owner was most helpful and good house information provided pre holiday A nice walk to St Cuthberts Church and then following the Ladies Walk along the river and back to the village , as a pre amble for steeper things!! Would highly recommend Eden House

Eden House is awesome! We were a group of 12 friends and we had a wonderful stay there. There is plenty of room to do whatever you want: chilling out, playing, reading or just eating and drinking staying together. The garden is huge and being there with the good weather was definitely a plus for our weekend. The place is about 40 mins by car away from the Northwest lakes of the Lake District, so it's possible to enjoy a walk there too, but there are nice things to see and do in the closest surroundings. Gabrielle emailed me a few days before our arrival with very clear instructions on everything we would have needed during our stay: from keys collection to appliances functioning and so on. Very much appreciated. We will definitely go back there in the future.

The cottage was a perfect base for us for the weekend.. Allowed plenty of room for all guests. Amazing stay in an jncredicb!e house. Plenty of room for everyone and all rooms were impressive. Snooker room amazing, too floor sauna and bathroom is huge. Library very impresive. Set in gorgeous grounds. Lovely village setting near the sheep and a hotel barrestaurant a few mins walk away. Close to Penrith for more amenities. Wouldn't hesitAte to return it was a lovely stay. Only feedback would be for mattress in front double bedroom to be replaced and a tv in both sitting rooms (to keep everyone happy). Was a fab break would love to return

The house is fabulous.. If anything the website doesn't do it justice! We had a fabulous time here celebrating my husband's 50th. Would recommend wholeheartedly.

Well, we stay every year in a different location. However next year we are not sure, being that this property was better then all those locations we ever stayed in (the last 10 years). There was everything we wanted, space - like never before, a huge house with tuns of space for our children. (If your in group would be great). The garden, well, I wouldn't call it garden, it's more like a park in the back yard. A very big beautiful lawn. My kids had a great time. There is also a big paved area before the lawn just as you come out the back yard, ideal for barbecues, children riding bikes, etc.The best thing was the location, just a small drive into the lakes, we love the lakes! We were able to drive in the whole time. Another great thing, the location itself, the house is in a very calm and peaceful village. We would definitely recommend it to everyone!

We had a perfect family gathering for my Mum's 80th in Eden House and The Annexe. Both properties are fabulous, set in beautiful gardens with great space for a large group. The games room and sauna were nice extras and great fun. The owners had thought of everything you could possibly need which is so important with big groups. I would book either properties again in a heartbeat

What a fantastic house for a reunion with friends! Loads of space and a brilliant garden. Great facilities including the snooker room, darts and the sauna. Kitchen more than adequate to cater for everyone. Easy access to the lakes for exploring.

Stayed here for a long weekend and the house was just excellent comfy beds , well equipped kitchen and lots of space. Lovely gardens, plus a games rooms with a full size snooker table, darts, cards and a piano for a sing a long. Thoroughly enjoyed the stay, in a fantastic location and a fantastic house which is great for groups.

We had a wonderful family holiday at Eden House .. The lovely house had lots of space inside and out for our group of 8 adults , 3 children and a baby . The snooker room and library were an added bonus . I am sure we will be back again soon .

We needed a house to accommodate 12 people and this was perfect. 6 large bedrooms and 3 bathrooms which was ample for our party. The location was perfect in a peaceful village with a hotel really close by, where we had a good basic meal with friendly staff. Great walks on your doorstep and also another lovely pub about 20 minutes walk away. The house itself was amazing, lots of space so nobody was on top of each other. The house was really well equipped with everything thought of. Gabrielle was most helpful and arranged for the house to be decorated with Christmas trees and decorations and answered any questions I had prior to our visit. I would definitely recommend this property to anyone wanting a relaxing break with family or friends. Well done Gabrielle this made our Christmas special.

This was a very special holiday for us, with good friends and family we haven't seen for some time coming to share a place in the lakes, so it was important to get the right venue! Eden House is amazing, Beautifully kept and with a fantastic atmosphere. Spacious to say the least with lovely big rooms, oh so comfortable beds, immaculate bath rooms. 2 BIG lounges and a huge dining room which has a nice long table to fit at least 12 people comfortably and allow everyone to really get together over a meal cooked in the massive well equipped kitchen. Open fires too, just to give that special atmosphere as the heating and hot water system is brilliant anyway. There is also a wonderful snooker/games room which was so amazing for everyone to chill out play snooker or darts, or just sit and enjoy a chat and watch the competitions! I haven't even mentioned the huge, well kept gardens where we all enjoyed the days or evenings playing on the massive lawn with the kids or chilling out with a beer or glass of wine on the patio. The owners were extremely friendly and accommodating. I believe they have only recently bought the place and set it up as a holiday rental, but boy they have done a great job of getting it immaculate. We brought our own BBQ as they have not had a chance to get one, and as we were very lucky with the weather this made for amazing days/ evenings in the stunning garden. But the house is well set up for any weather and has rooms down the side for walkers coming in with muddy boots etc. You just couldn't go wrong with this place. It is in the tiny village of Edenhall, next to Eden House (PS: if you are setting your sat nav or google maps just type in Eden Hall and it gets you straight there) which is a beautiful little village. Not many shops, but a hotel/pub a couple of hundred yards away. Not to worry as Penrith is a 10 minute drive with a Sainesbury's and Morrison's to stock the large fridge and additional fridge freezers with. There are may great attractions close by to visit as well, so its a great base to make trips from and be able to return to the lap of luxury and chill out after. I highly recommend this place for large groups of family and/or friends. Regards Billy
