It looks directly over the quay to the River Rother and provides unparalleled views of the boats that nestle there and the fields beyond. The accommodation is spread out over one level and the property also boasts its own Juliet balcony, from which you can enjoy a glass of wine as the sun goes down. There is parking for 1 car, but the apartment is situated within easy reach of all the local amenities.

Rye is an ancient town Perched on a hill, overlooking the River Rother and Romney Marsh. It has enchanting cobbled streets, a medieval church and beautifully preserved historic houses from medieval, Tudor and Georgian times, giving the town a uniquely unhurried atmosphere. Rye has many ancient and interesting buildings that bear testimony to its eventful past, including The Ypres Tower, Landgate and the Town Wall. In early September, the town assumes a different atmosphere, as the Rye Arts Festival takes place. Here, you can experience the delights of Classical music, Jazz, Blues and Folk, Comedy, and Literary events bringing the best of the Arts to Rye. In recent years the town has played host to performers such as Humphrey Lyttleton, Susannah York, The Menuhin Grafin Walfisch trio, Eliza Carthy, Lady Antonia Fraser, Nina Conti and the London Bulgarian Choir. If that wasn't enough, Rye is also within easy access of other attractions, such as Camber Sands, the Rye harbour Nature Reserve and Winchelsea Village.

A very comfortable base to explore the surrounding area and visit Rye.. Easy walk to shops and lots of places to eat or have a cuppa. Lovely to be overlooking the river and watch the boats and birds with the ebb and flow of the tides. Apartment ideal for a couple, with clean and comfortable facilities. Wine and beers on arrival a nice touch.

A lovely apartment overlooking the River Rother. Super quiet location to enjoy a relaxing holiday. Rye is a quaint old market town, with cobbled streets and steeped in history. A very good place to explore the South East from. The apartment is very well equipped, the owners having thought of everything to make your stay comfortable and carefree. Highly recommended. One tip – book your restaurants in and around Rye well in advance if you want to eat out, as they fill up pretty quickly!

The apartment is well equipped, spotlessly clean and only a 10 minute stroll into Rye centre.. The whole experience was easy and professional and Geoff communicated everything well in advance. The bathroom has an excellent shower and the bed is extremely comfortable. We were blessed with fantastic weather and can recommend this area as it is a perfect base for visiting Hastings, Battle, Brighton and southeastern Kent

Lovely warm apartment.. Ideal for chilly Winter/Spring break.. All shopping and eating walking distance. We had the most lovely days followed by some of the wettest I have ever seen. The river outside is different every day so it is great for bird watching coupled with, nearby, Rye Harbour reserve only a mile or two away.

Your Photograph of 16 The Boathouse is airbrushed beyond belief ! !! The actual view of the river Rother is one of nasty brown sludge even when the tide is in.16 The Boathouse is stuck in a timewarp.The decor,furnishings,duvet,bedding,pillows and decor think it is 1960 and all need replacing and bringing up to what we expect in 2019. We are extremely disappointed with everything about the place.

The apartment was excellent and well equipped, also the owner was extremely helpful and got back to us immediately regarding a small problem which he soon fixed.. A super position close to all amenities, we enjoyed walking around the town and there were several other local walks nearby. The approach road to the Boathouse is very poor at the moment due to building work and tricky after heavy rain. Hopefully this will improve.

The apartment is a little on the small side and my wife is a little claustrophobic.. It was otherwise very well appointed. It is a tidal river outlook so most of the time there is more mud than water to be seen. Rye itself is a lovely town in a lovely area.

The photo is unrealistic.. It led me to believe I could enjoy a riverside holiday. The reality is that the boathouse is beside a muddy channel which, for most of the time, is a muddy puddle. It occasionally fills from the tide. We saw 2 boats only in a week. Also, I was hoping to be able to walk by the ‘river’ but there was no access. The boathouse was surrounded by industrial units, not very picturesque! The flat was exactly as advertised, clean and reasonably comfortable, but the location was misleading in the advertisement.

As usual, it was all very smooth from start to finish.. The property was excellent and a great place to base yourself to explore the surrounding coast line. A very convenient location close to shops and facilities, but remote enough to be able to enjoy rural views. We will be recommending this to others and hope to return next year if we can.

We had a lovely stay in this clean and comfortable property. The accommodation was just right for 2 people. Everything we needed was provided- towels, bedding,etc and welcome drinks on arrival. Location was excellent - a lovely view of the river - watching it come in and out. Boats sailing passed the window- perfect. It was a short walk into the town which was much bigger than we thought and there was lots to see and do. Parking space was provided. The information from the owner was thorough and getting the keys was very straightforward. It was also a good base to travel around East Sussex. We would definitely like to stay again in the future.

Just returned from an amazing weekend in Rye. 16 the boathouse is a warm and cosy apartment on the river Rother close to the town centre. It had everything and more that we needed for a romantic break away, from soft towels to a complimentary bottle of wine and beers. It had free wifi and free view tv. There were books and games and binoculars to view the water birds and seals outside our window. Would highly recommend it to everyone! xx

Superb location and facilities. It was a very cold but bright weekend and walking into 16 The Boathouse was welcoming and warm. The bedroom was basic and when the blind and curtains were closed it was extremely dark and peacefully quiet, just the ticket after exploring the streets of Rye. The onsite parking was a blessing as was the wine and beer on arrival. Hope to visit again and would recommend without question.

A good holiday always commences with the right property, we have stayed in many many properties over the years, and this one goes straight to the top of our list. The Boathouse is very well equipped with everything we needed and more. The apartment was spotless; the cleaning 'person' should receive a medal. The bed was very comfortable, had a good night’s sleep every night. Access to the centre of Rye took us just 5 minutes on foot, we were also able to visit many other places all within a short drive. Well done to the owner, a brilliant property, if we are East Sussex way again The Boathouse will be our chosen accommodation.

Excellent, top quality accommodation within minutes walk of Rye centre. Welcome pack of beer and wine much appreciated by husband after long drive! The flat was fully equipped and tastefully furnished with a great view out over the river - we saw several boats sail past. Ideal accommodation for a couple, our second holiday away without teenage children - just what we could have wished for. Plenty of excellent cafe's/restaurants/coffee/tea shops - spoilt for choice. Good customer service from the owner when contacting him for key arrangements. We did not make use of the Wi-fi as charges were very high, would have preferred small cost to have been included in the rent. Car parking in numbered bay right outside property.

Recommended. Detailed comments are: - Location. Overlooking a channel between the River Brede and River Rother on the outskirts of Rye. Access is down two unmetalled roads. The first one you reach on entering Rye, Shipyard Lane is too narrow for safe passage between parked cars of the neighbouring terraced houses. Better to take the next turn which despite appearing to be just the access to industrial premises, continues around to the property and is mostly surfaced. View from apartment interesting with a wide variety of water birds and the ostrich(?) farm beyond. Easy to walk into Rye and leave the car parked in the allocated space. Ideal for visiting Rye and the surrounding area. - Equipment. Modern, well furnished and extremely well equipped. You will find everything you need and more. Good power shower and a decent bathroom. Bed just a touch small for a couple used to a larger bed but fine for a week away. - Neighbourhood. Good hints and tips from the owner including which restaurants are worth a visit.

Rye is a wonderful place to visit, and the Boathouse was within easy walking distance of the lovely cobbled areas. I loved seeing both the sunrise and sunset from the sitting room, and liked the tidal river. Interesting to see the birds feeding in the mud. It was both quiet and private, so we were able to relax properly.

If your looking for a nice quiet well appointed apartment in the town of Rye you would have great difficulty in getting any better than 16 The Boathouse. The place was spotless with good facilities and a nice bottle of wine and 2 bottles of lager to welcome us. If there was any downside it would be the decrepid yacht hulks moored in the river outside of the window but this did not detract from the overall enjoyment of our stay. The contact arrangements and key collection was ver easy with no problems at all.

This is a really delightful small flat in a lovely place. The flat is located on the edge of Rye but is convenient for a walk into the town itself and has a beautiful view onto a tidal river with picturesque marsh land spreading out into the distance. (With, bizarrely, an ostrich farm visible in the middle distance.) The flat is quite small but beautifully presented and was in immaculate condition when we arrived. There were some really nice touches such as a bottle of wine etc and it was very easy to cook in. The side of the flat facing over the river has a big french window with a tiny balcony and the flat is very light and pleasant to sit in. Rye itself is beautiful and a lovely place to hang out, from the castle to the church to the numerous pleasant shops and pubs, and places like Camber Sands and Hastings are very accessible via public transport. Only two very small gripes stopped it from being a five-star experience: one was that the hot water in the bath was very erratic and if you're one of these old fashioned people who prefers a bath to a shower you might find it frustrating, and the second was that the front aspect of the flat itself is rather gloomy and ugly. But these are very easily overlooked. We went with a toddler and were slightly nervous about the window and the balcony as there was a sheer drop down a story onto a stony ledge next to the river, but it was relatively easy to secure. Also the owner was extremely friendly and helpful which went a long way.

This apartment was in a lovely location, well appointed, clean and provided with all thats needed for a comfortable stay, we were there for a week and enjoyed it immensley. Rye itself is a interesting place to explore full of history with plenty of cafes,restaurants in close proximity. Within easy striking distance are historic towns such as Battle, Hastings and Tunbridge Wells just to name a few.Be aware however that this apartment is at first floor level accessed via a wooden outdoor stairway which could be a problem for those with mobility difficulties particularly with suitcases.

visited rye many times in the past and stayed in the town at various cottages but this was the best due to the parking facility in a town with limited parking.the boat house was a delight with the river and boats going by and the apartment having all mod cons.only down side was sofa bed for third person being time consuming.

We stayed at 16 The boathouse for 3 nights from 2 March to 6 March. The location of the apartment is perfect, a very short walk from the town centre. Parking is very easy with allocated space. The apartment itself is very clean and well equipped with both bath and overhead shower. The bed is very comfy and towels fluffy. My husband and I were very happy with our choice as we thought it might be too noisy if we stay in other accommodation in the heart of town as they are over pubs and restaurants. The apartment was well situated but very quiet. We contacted the owner Geoff 2 nights before our holiday and the arrangement he made for key collection was perfect. On our last day, we moved our car to a space allocated for visitors so we can still use the car park after we vacated the apartment and this help us to squeeze in a few more hours in Rye without worrying about parking. We will definitely go back to Rye as it is not far from home and will try to book this apartment again. Geoff has also recommended a few restaurants and we tried the Ship Inn one night, They do lovely seafood as well as other meat. A three course meal without wine cost us just under £30 each. We also went to the famous Webbe's - the Fish Cafe and had lunch there. Again, 3 courses without wine cost around £30 per head. There are other cheaper options but as we did some cooking some nights, we decided to go to try these 2 eating places and we weren't disappointed. Webbe's also has cookery courses and I am definitely going back with my friend for a one day cookery course - another excuse to return to Rye!

Very well presented apartment with beer and wine left on the table as a welcoming gift.The apartment was very clean and comfortable and had an allocated car parking space. The views from the lounge were wonderful with ever changing scenes as the tide ebbed and flowed. At high tide boats sail past the lounge window virtually within touching distance (the flat is on the first floor) There are lots of walks and the harbour and beach are just a short drive away. The town of Rye is very attractive and has lots of places to eat out in, though it is best to book for the more popular ones. There is a guide book with comments in the flat

We were fortunate enough to stay in this lovely apartment last week, and were extremely sorry to leave! It was comfortable and spotless, and the owner made himself known during the week to see if everything was going ok. The views over the river estuary and changing tides were fascinating, including the antics of ostriches on the other side of the river(I haven't been drinking, honest!) Would recommend to anyone who asked me for somewhere to stay in Rye. Quiet and peaceful but only ten minutes stroll into the middle of town.

The holiday apartment was excellent and it's position was such that we were in walking distance of Rye town centre with all it's amenities. There was a lot to see and do in the surrounding area.

First class apartment, the owner has given much thought about being a home from home. To top it all, a bottle of wine and some lagers had been left. We would definitely recommend to others and we would stay there again if wishing to stay in area again.

We had visited Rye many years ago when our children were young, and fancied a short break there. We found the Boathouse on the internet whilst searching for accommodation, and booked a weekend break. This was at the end of November 2010, just when the cold spell started. We loved the well equiped apartment, lovely view over the river and very handy for Rye with its great selection of pubs and restaurants. Despite the weather (we had snow!), we really enjoyed our stay, it was nice and cosy, so much so, that we have booked it again for later this year, hopefully it will be warmer outside!

The views from the apartment were overlooking the quay and also an ostrich farm on the other side of the quay. The apartment itself was small and comfortable with everything that you could need for a holiday. There were so many pubs and restaurants and curiosity shops in walking distance. Unless we went far afield, we didn't need to use the car. We had a lovely holiday.

Our appartment was very comfortable, clean and in a very good location for both Rye and surrounding area. Very nice touch with the bottle of wine and beer in the fridge which made you fell that someone wanted you to have a nice start to your holiday..

Enjoyed our stay in this clean and well presented accommodation. The owner clearly had thought of everything you would need including the use of a bicycle! Well situated within 5 mins walk of Rye Town and 10 mins to local Railway station which was great as we didn't have to use the car unless we just wanted to go to the local beaches. Plenty of good local restaurants including a chippy. Only disappointment with accommodation was no garden/area to sit out in but did not present a real problem as only stayed one week.

The flat was as it appeared in the brochure - clean and well decorated. It was in a good location - 5 minutes to walk into town where there were some excellent restaurants and interesting shops. It was an added bonus that the train station was a 10 minute walk away so we didn't have to use the car every day for sightseeing.

Within easy walking distance of the Rye and its railway station, making it unnecessary to use the car, except for visits further afield. Also, two bicycles are provided for guest's use. There are several interesting and safe cycle routes within easy reach of the property, which we explored.

It was a last minute booking and we were not disappointed by the apartment or its location with nice views and close to town as stated on the website. The owner went out of his way to leave flowers, beer, wine, milk, tea, coffee etc and all the necessary kitchen supplies ie dishcloths, washing up liquid etc. He also left bikes for our use which was a nice thought. The area itself was very interesting and we were very lucky with the weather
